<br />and parking lot expansion; and,
<br />W�E13�AS, Pinewood Elementary School is located at 5500 Quincy Street, property
<br />which is zoned R-1, Single Family Residential and is legally-described as �ollows:

<br />Wi3E�AS9 according to Section 1006.06 of the Maunds'View Municipal Cade, any
<br />new canstruction or expansion of existing facilities requires the approval of a development
<br />review; and,
<br />�'�E1�AS, the applicant submitted a set of plans pertaining to the expansion which
<br />included a Site Plan, Removals Pian, Site Layout and Paving Plan, Grading and Drainage Plan,
<br />Site Betail Plan, Ea�terior Elevations, Interior Floor Plan and a Photometric Analysis, a.11 of which
<br />shall collectively be referred to as the "Site Plans;" and;
<br />iVV�ER�A�, the expansion will add 10,000 square feet of multi-purpose space,
<br />classrooms, offices and new entiyways to the schooi as shown on the reduced site plan attached
<br />as Exhibit A; and,
<br />Vb'�I�^.�A�, the expansion will add 50 parking stalls to the e�sting 65 stalls for a total of
<br />1 i5 parking sialIs, which satisfies the City's parkzng code requirements for a schooi with 32
<br />classrooms and 660 students; and,
<br />W���AS, The Public Worlcs Director, Community Development Director, Engineering
<br />Technician, Fire Marshal and Water Works Supervisor have reviewed the submitted site plans; and,
<br />�1�E12�A�, Rice Creelc Waiershed District has reviewed the submitted grading and
<br />drainage plans and tabled action on a required watershed permit with authorization for
<br />administrative approval pending the r�ceipt of a$1,500 cash surety to be paid to the watershed
<br />district; and,
