Resolution 649-01 <br />March 7, 2001 <br />Page 3 <br />7. Given the amount of mature landscaping present on the site ar�d the relocation of <br />existing plantings to make way for the parlcing lot expansions, no additional <br />landscaping should be required. <br />�. Permitting the expansion will not depreciate the neighborhood nor will it cause <br />addiiional traf�ic congestion or reduce airflow or light to adjaining properties. <br />9. There is a demonstrated need for the expansion given the number of students and <br />expressed conditions of overcrowding and limiied parking availability. <br />10. The building expansions wi11 match to whatever e�ent possible the existing brick <br />architecture, style and colors. <br />11. All roof top mechanical equipment wi11 be screened fram public view. <br />NOW, TIIE�F��, �E i'T FUIbT�ER I2�SO�,VED, the Mou��ds View Planning <br />Commission, based upon its abave-stated findings of fact, does hereby recommend to the City <br />Council approval of the deveiopment review and conditional use permit request for the Pinewood <br />Elementary School, located at 550� Quincy Street, subject �o ihe following: <br />The Site Plan shall be revised prior �o City Council review to clearly indicate building and <br />parking Iot setbacks. : <br />2. The Site Plan shall be further revised to show a thirty-foot setback for the proposed <br />parlcing lot near the souih property line. <br />3, The applicant shall provide detailed specifications regarding the lighi fixtures to be used <br />with the expansion and so mark an the Photometric Anaiysis which fi�rtures are proposed <br />and which are existing. <br />4. The applicant shall obtain a permit from Ramsey County prior to per�orrning any work <br />wi�hin the County Road I right of way. <br />5. If' so suggested by the City Attorney, the applicant shall execute and record with Rannsey <br />County a I;imited Use Agreement to allow for the parking lot encroachment onio City <br />right of way. <br />6. The applicant shall provide proof of obtaining a RCV�ID Permit prior to any City permits <br />being issued. <br />7. All disturbed pervious areas shall be restored with sod or landscaping materials. <br />�. The applicant shall arrange to record the Ci�y Council resotution of approval with Ramsey <br />County. <br />
