Resolution 669-01 <br />Page 2 <br />} <br />WI�REAS, according to Ramsey County property value assessments, the total Iand value <br />of the properties involved is $923,057; and, <br />WI-�REAS, Chapter 1204 of the Municipal Code states that a11 subdivisions and plats of <br />land to be used for coxnmercial or industrial purposes are subject to park dedication requirements <br />amounting to ten percent of the most current assessed land values; and, <br />WI�REAS, according to Chapter 1204 of the Municipal Code, the applicable park <br />dedication fee for this major subdivision is $92,306; and, <br />N�W, THEREF4RE BE IT RESOLVED, the Planning Commission recommends that <br />the City Council approve the Mermaid Addition preliminary plat, suhject to the FolIowing <br />stipulations: <br />1. The developer shall execute a sign easement document which dedicates to the CiTy of <br />Mounds View the forty foot triangle at the corner of Highway 10 and County Road H <br />as shown on the preliminary plat for a City gateway sign. <br />2.
