Mezzenga Report <br />December 19, 2001 <br />Page 2 <br />1. The resolution approving the variance for the reduced building and parking lot setbacks, <br />the reduced parking lot width and the reduced off-street parking ratio for this deveioprnent <br />should have included the reduced driveway setback. <br />2. The original location of the driveway onto County Road I was set back as far as possible <br />(37 feet) from the intersection given the Iocation of the building, and as far as possible <br />from the adjacent Tom Thumb driveway. <br />3, The relocated driveway onto Greenfield avenue was set back as far as possible (39 feet) <br />from the intersection while maintaining an adequate setback from the adjacent property to <br />the south, in an effort to conserve green-space on the subject property as well as to <br />reorient the parking lot so as to avoid any loss of approved parking stalls. <br />4. The relocated driveway is two feet further away from the intersection than the original <br />plans indica�ed. <br />The relocatian onto Greenfield Avenue is a safer alternative rather than taking direct <br />access onto County Road I. <br />6. The reorientation of the parking lot eliminates the need for a variance for the parking lot <br />width, originally shown to be 61 feet where 63 feet is required. The revised site plan <br />shows a parking lot width of 64 feet, which complies with City Code. <br />Recotn�nendation: <br />Approve Resolution 681-01, a resolution approving an amendment to Resolution 633-00 hy <br />allowing for a 39-foot setback for the driveway from the intersection of the County Road I and <br />Greenfield Avenue right of ways. <br />� �rn.�o ��P..t,t.D�7� <br />James Ericson <br />Community Development Director <br />Attachments: <br />1.
