Y -- ; � � -�-� _-_-- , _ - -� _ <br />or on behalf of the Developer on the Development Property, <br />including the Improvements and all other on-site improvements to be <br />performed, installed or constructed upon the Development Property <br />pursuant to this Agreement. Such plans shall at a minimum include, <br />where applicable, the following: (i) site plan; (ii) foundation <br />plan; (iii) basement plans; (iv) floor plan for each floor; (v) <br />cross sections of each (length and width); (vi) elevations (all <br />sides); (vii) the Design Plans; and (viii) adequate plans, drawings <br />and specifications relating to all driveways, walks, parking and <br />other improvements to be constructed upon the Development Property <br />by the Developer. <br />"Design Plans" means plans which show in adequate detail the <br />design, architectural style, facia, signing, lighting, landscaping, <br />parking and interior traffic components of the Improvements, or <br />applicable portions thereof. <br />"Developer" means Everest Development, Ltd., a Minnesota <br />corporation, or its successors or assigns under this Agreement. <br />"Develonment Costs" means unreimbursed costs incurred and paid <br />by the Developer in acquiring, carrying, and improving the <br />Development Property. <br />"Development District" means the Authority's Development <br />District No. 2, as amended. (Note: As of May 9, 1994, the <br />Development District has been incorporated into the Authority's <br />Mounds View Economic Development Project.) <br />"Develooment Program" means the Authority's Development <br />Program for the Development District, as amended. (Note: As of <br />May 9, 1994, the Development Program has been incorporated into the <br />Project Plan of its Mounds View Economic Development Project.) <br />"Development Propertv" means the real property described in <br />Exhibit A of this Agreement. <br />"EDA Note" means the obligation substantially in the form of <br />the attached Exhibit B which is described in Section 3.2. <br />"Event of Default" means any Event of Default described in <br />Section 5.1 of this Agreement. <br />"Improvements" means the approximately 30,000 square foot <br />building to be constructed by the Developer as C.G. Hill's <br />manufacturing/warehouse/office facilities to be located within the <br />Tax Increment Finance District, and all other improvements, <br />including walks, landscaping, utility improvements and relocations, <br />and f ixtures and equipment, to be constructed or installed upon the <br />263185 .1 1 _ 2 <br />� <br />
