The development of this property would have a great impact on the future direction of how highway 10 <br />is redeveloped. <br />Pam and I have discussed the impact to the wetlands due to the development of this property with City <br />Engineer Rocicy Keehn from SEH. The wetland area is based on the National Wetland Inventory Maps and <br />not a site delineation. Therefore, Mr. Keehn has suggested that the wetland be delineated prior to malcing a <br />determination as to how much of the property is available for development. Once a delineation has been <br />done, the City can review how the development or any other development will impact the City's Local Water <br />Management Plan. <br />I am proposing that the City pursue delineation of the property to assist in the future development marlcet for <br />the property. SEH has estimated the cost for delineation to be approximately $1,500. I am suggesting that <br />the funds come from existing tax increment administrative revenues to pay for the delineation. <br />This would be a qualified use of tax increment funds under the MN State Law as site preparation costs. <br />1�;-� , <br />cutive Director <br />RECOMMENDATION: Malce a Motion Authorizing SEH to Perform a Wetland Delineation Study for <br />Highway 10 Redevelopment Area Section 7 <br />
