<br />(f) Screening and Landscaping:
<br />All open off-street parking areas
<br />having more than six (6) -park-
<br />ing spaces - shall be effectively
<br />screened by a wall, fence of
<br />acceptabe design, or compact
<br />hedge along all sides which ad-
<br />join or are directly across the
<br />street from a property in a resi-
<br />dential zone or institutional use.
<br />Such wall, fence or hedge shall
<br />be not less than four (4) feet
<br />high and not .more than six (6)
<br />feet and shall be maintained in.
<br />good condition. Plans for fenc-
<br />ing shall be approved by the
<br />Building Inspector. The fence
<br />shall not be used for advertis-
<br />ting purpose. An area within
<br />fifteen (15) feet of any street
<br />right-of-way shall be grassed,
<br />landscaped and maintained.
<br />(g)Location: All accessory off-
<br />street parking facilities re-
<br />quired herein shall be located
<br />as follows:
<br />(1) Spaces accessory to multiple -
<br />family dwellings shall be on the
<br />same lot as the principal use
<br />served or within 200 feet of
<br />the main entrance to the princi-
<br />pal building served.
<br />(2) Spaces accessory to uses lo-
<br />cated in a business district shall
<br />be within 300 feet of the prin-
<br />cipal building served.
<br />(3) There shall be no off-street
<br />parking within fifteen -(15)
<br />feet of any street right-of-way.
<br />(h) Joint Facilities: Required
<br />parking facilities serving two
<br />(2) or more uses may be lo'
<br />Gated on the same lot or in the
<br />same structure provided that
<br />the total number of parking
<br />spaces furnished shall not be
<br />less than the sum of the separate
<br />requirements for each use.
<br />The Village Council may approve
<br />the joint use of parking facilities
<br />for the following uses or activi-
<br />ties under the following con-
<br />ditions:
<br />(1) Up to 50% of the parking
<br />facilities required for a theater,
<br />bowling alley, dance hall, bar
<br />or restaurant may be supplied
<br />by the off-street parking facili-
<br />ties provided by types of uses
<br />specified under Section 6.1-4
<br />(h) 4 below as primarily day-
<br />time uses.
<br />(2) Up to 50% of the off-street
<br />- parking facilities required for
<br />use specified under Section 6.1-
<br />4(h)4 below as primarily day-
<br />time uses may be supplied by
<br />the parking facilities provided
<br />by the following night-time or
<br />Sun'ev uses; Auditoriums in-
<br />cidentel to a public or parochial
<br />school, churches, bowling alleys,
<br />dance halls, theaters, bars or
<br />restaurants.
<br />(3) Up to 50% ofparkingfacili-
<br />ties required by. this Section
<br />for a church or for an audi-
<br />torium incidental to a public
<br />or parochial school may be sup-
<br />plied by the off-street parking
<br />facilities provided by uses spec-
<br />ified under Section 6.1-4(h)4
<br />below as primarily daytime
<br />uses.
<br />(4) For the purpose of this
<br />Section the following uses are
<br />considered as primarily daytime
<br />uses; banks, business .offices,
<br />retail stores, personal service
<br />shops, nousehold equipment or
<br />furniture shops, clothing. or.
<br />shoe repair or service shops,
<br />manufacturing wholesale and
<br />similar uses.
<br />(5) Conditions required for joint
<br />use:
<br />-The building or use for which
<br />application is being made to
<br />utilize the off-street parking
<br />facilities provided by another
<br />building or use shall be located
<br />within 400 feet of such parking
<br />facilities.
<br />-The applicant shall show that
<br />there is no substantial con-
<br />flict in principal operating
<br />- hours of the two buildings or
<br />uses for which joint use of off-
<br />street parking facilities is pro-
<br />posed.
<br />-A properly drawn legal_in-
<br />strument, executed by the par-
<br />ties concerned for joint use of
<br />off-street parking facilities, duly
<br />approved as to form and manner
<br />of execution by the Village At-
<br />torney, shall be filed with the
<br />Village Clerk.
<br />(6) When application of the reg-
<br />ulations for determining required
<br />off-street parking -space re-
<br />sults in a requirement of a
<br />fractional space, any fraction
<br />up to and including one -Half
<br />,Z1/) shall be disregarded, and
<br />fractions over one-half I%) as
<br />one additional parking space.
<br />6.1-5 off Street Loading. One
<br />space shall be provided in all
<br />business districts in connection
<br />with all buildings or additions
<br />hereinafter erected, having a
<br />gross floor area of 10,000 square
<br />feet or more, which is to be
<br />occupied by a use or uses re-
<br />quiring the receipt or distri-
<br />bution of materials or stocks
<br />by vehicles. One additional space
<br />shall be provided for each 20,000
<br />squarefeet or major faction
<br />thereof over the original 10,-
<br />000 square feet.
<br />6.1.6 Other Requirements in Bus-
<br />iness Districts
<br />(a) All business, storage, ser-
<br />vice, repair or processing or
<br />merchandising display shall be
<br />conducted wholly within an en-
<br />closed building or behind a solid
<br />fence not less than
<br />five (5) feet high except for
<br />establishments of -the drive-in -
<br />type offering goods or services
<br />directly to customers,- and off-
<br />-street parking and loading.
<br />(b) Not more than three (3)
<br />horsepower shall be employed
<br />in the operation of any one
<br />machine and not more than
<br />twelve (12)' horsepower in the
<br />operation of all machines for
<br />fabricating, processing or repair
<br />in any establishm=_nt. No limit
<br />shall be placed on the size of
<br />any motors used for air con-
<br />ditioning, "elevators, or other
<br />mechanical services to a bull-
<br />ing.
<br />(c) Processes and equipment em-
<br />ployed and goods processed ar
<br />sold shall be limited to those
<br />which are not objectionable by
<br />reason of odor, dust, smoke,
<br />cinders, gas, noise, virbration,
<br />refuse matter, or water car-
<br />ried waste. _
<br />(d) Where a Business' District
<br />abuts a Residence District, any
<br />new development shall include
<br />a buffer zone: There shall be a
<br />protective strip of not less than
<br />trn (10) feet in width. This
<br />protective strip shall contain
<br />no structures, shall not be used
<br />for parking, off-street loading,
<br />or storage, and shall be land-
<br />scaped. The landscape treatment
<br />shall include a compact screen
<br />wall or fence, but shall not
<br />extend within fifteen (15) feet
<br />of the street right-of-way. The
<br />planting or fence design must be
<br />approved by the Village Council
<br />as being in harmony with a resi-
<br />dential neighborhood and pro-
<br />viding sufficient screening of the
<br />commercial area. The hedge or
<br />fence shall be no less than six
<br />(6) feet' and no mo_e than six
<br />and one-half (6-1�4) feet in
<br />height.
