More than 1 bed- <br />room- units:. 2,500 square feet <br />per unit. <br />(h) Side yard set backs shall not <br />be less than two-thirds of height <br />of the building. <br />SECTION 6 <br />BUSINESS DISTRICTS <br />General Requirements, Per- <br />formance Standards, and Use for <br />all Business Districts shall be <br />as hereinafter stated: <br />6.1 GENERAL REQUIREMENTS <br />The following minimum re- <br />quicernents shall apply to all <br />buildings that may be erected, <br />converted, or structurally al- <br />tered in Business Districts: . <br />6.1-1. Set -Back Requirements <br />(a) Front -Yard Set -Back shall <br />be thirty (30) feet in all Business <br />Districts. <br />Where adjacent structures have <br />front yard set -backs different <br />fmm those required, the front <br />yard set -back shall conform to <br />the average set -back of the ad- <br />jacent structures. If only one <br />adjacentlot is occupied by a <br />structure, the front yard set -back <br />shall be the average of the re- <br />quired set -back and. the set- <br />back of that adjacent struc- <br />ture. <br />(b) Side Yard Set -Back shall be <br />ten- (10) feet along any lot line <br />which adjoins a residence dis- <br />trict; it shall not be used for <br />parking or loading. <br />Where,a side yard faces a street <br />(corner lot) the side yard set- <br />back shall be twenty-five (25) <br />feet. <br />Where such_a corner lot side <br />yard faces a residential dis- <br />trict across the street,screen- <br />ing shall be provided as speci- <br />fied in Section 6.1-6- (d). <br />(c)Rear Yard Set -Back shall be <br />a minimum of twenty (20) feet. <br />Where the rear yard adjoins a <br />residential 'district a screen <br />wall of not less Ihan fcur (4) <br />feet and not greater than six <br />(6) feet shallbe installed and <br />maintained by the owner of <br />the business parcel to effect- <br />ively inhibit eye-lsvel vision be- <br />tween residential and business <br />areas. <br />6.1-2: Floor Area Ratio: Ratio <br />between floor area of building <br />and lot area in all business dis- <br />tricts shall not be greater than <br />1.0. <br />6.1-3- Buiding. Heights: Building <br />heights in Business Districts <br />:shall be limited to .three (3) <br />stories except in 1113-1" Districts <br />wherein the following limita- <br />tions. will apply: <br />Building heights in "B-1" Dis- <br />tricts shall be a maximun of <br />three (3) stories, except where <br />buildings in a "B-1" District are <br />within 150 feet of -a residential <br />zone, such buildings shall be <br />limited to one and one-half <br />(1 '/z) stories or the average <br />height of existing residential <br />buildings within 150 feet of a <br />proposed "B-1 building, which- <br />ever is greater. The Village <br />Council may grant a special <br />permit for a building in a "B- <br />1" District to be a maximum of <br />three (.3) stories upon applica- <br />tion of. a, petitioner and hold- <br />ing of a public hearing thereto. <br />Upon granting such a special <br />permit, the Council may im- <br />pose such conditions which may <br />be appropriate to protect the <br />public health, safety or welfare. <br />6.1-4. Off -Street Parking- shall <br />be provided as follows in all <br />business districts. <br />(a) Size of Parking Space Space <br />for a single vehicle shall not be <br />less than oine (9) feet by twenty <br />(20) feet with adequate aisles <br />for ingress and egress.A gener- <br />al standard of three hundred <br />(300) square feet per space shall <br />be used for computing parking <br />requirements. <br />(b) Number of Spaces: Off-street <br />car parking space shall be pro- <br />vided for each use as follows: <br />Dwellings: One space per dwel- <br />ling unit. <br />Motels: One space per unit. <br />Hospitals: One space for every <br />three (3). beds. <br />Restaurants: one space for <br />every three (3) seats. <br />Churches: One space for every <br />three (3) seats or one space for <br />every five (5) feet of pew <br />length. <br />Bowling alley: Five spaces for <br />each lane. <br />Retail Business: One space for <br />every eighty-five (85) square <br />feet of retail sales .service area. <br />Other Businesses: One space for <br />each one hundred and fifty <br />(150) square feet of floor ar=a. <br />(c) Surfacing: Off -Street parking <br />areas shall be surfaced with <br />propsrly stabilized, durable, <br />dust free eeushed rock material <br />or Tarvia surface or equivalent. <br />Areas shall' be properly con- <br />stucted and maintained so as <br />to be usable under all weather <br />conditions for normal traffic <br />usage: Plans and specifications <br />for parking areas shall be fil- <br />ed with building plans and shall <br />be subjected to approval of the <br />Building Inspector. <br />(d) Drainage: Off-street parking <br />areas shall be so graded and <br />drained so as to dispose of all <br />.surface water. Drainage plans <br />shall be subject to the approval <br />of the Village Engineer. <br />(e) Lighting: All lighting used to <br />
