Permitted Accessory Uses. <br />Off-street parking and off- <br />street loading as regulated. un- <br />der Section 6.1.4 and. 6.1-5. <br />6.4-3 Uses by .Special Permit <br />-(a) Dog kennel, ccrinnercial <br />(b) Drive-ins <br />(c) Motels <br />(d) Mobile homes sales and <br />service <br />,(e) Newspapers .and magazine <br />stands <br />(f)Public utility facilities - <br />(g) Trailer Parks - <br />SECTION 7 <br />SHOPPING CENTER DISTRICT <br />.In order to provide for modern <br />retail sales and service facilities <br />of intergrated designin approp- <br />riate locations, the "S -C" Slicp- <br />ping Center District is hereby <br />established.. It is intended - that <br />development within a Shopping <br />Center District be designed and <br />developed as. an integrated unit <br />according town overall plan. Gen- <br />eral requirements, performance <br />standards, and uses for all "S -C" <br />Shopping Center District shall be <br />as hereinaftzr stated. <br />7.1 GENERAL REQUIRE- <br />MENTS EQUIRE- <br />MENTS <br />The following minimum require- <br />ments shall apply to all build- <br />ings that may be erected, con- <br />verted or structurally altered <br />in Shopping Center Districts. - <br />7.1- Set -Back Requirements <br />(a) Front, side and rear yards <br />shall be a minimum of one <br />hundred (100) feet. <br />The owner or developer may at <br />his own option submit a set -back <br />plan wherein design conditions <br />or other considerations indicate <br />a variance to these requirements <br />which would not conflict with <br />the general purpose and intent <br />of this Ordinance. Consideration <br />sof such variances shall be as <br />stipulated in Section 3.9' of <br />this Ordinance and the Village <br />Council may impose such condi- <br />tions thereto as may be appro. <br />priate to the intent of this Ord- <br />inance. - - <br />(b) Set -backs for side yards <br />ands/or rear yards adjacent to <br />"B-2", '13-3", "T-1" shall be six- <br />ty (60) feet. <br />7.1.2 Floor Area Ratio <br />Ratio between Floor area of <br />building and lot area shall not <br />be greater than 0.5. <br />7.1-3 Lot Coverage <br />Not more than twenty-five (25) <br />per cent of the lot area shall <br />be occupied by buildings. <br />7.1.4 Building Heights <br />_Building Heights shall. be hi it - <br />ed to three- (3) stories where a <br />basement, is included as one of <br />the three (3) stories. Where a <br />basement is not included the <br />building height shall be limit- <br />ed to -two (2) stories. <br />7.1-5 Plan Requirements <br />The proposed development shall <br />be constructed in accordance <br />with an overall plan, designed <br />as a single architectural unit <br />with appropriate landscaping. A <br />proposed plan for the ultimate <br />development of the district shall <br />be filed with the plans in apply- <br />ing ,for a building permit. Such <br />plans shall include proposals for <br />adequate handling of parking, <br />drainage, vehicular and pedes - <br />train traffic and screening so as <br />to allow the Building Inspector, <br />Engineer and Village Council to <br />determine the adequacy of such <br />provisions. <br />7.1-6 Off-street Parking - <br />Off-street parking requirements <br />shall be as listed in Section <br />6.1-4 subsections (a)' through <br />(h) inclusive'- - - <br />7.1-7 Off-street Loading <br />Off-street loading - and servic- <br />ing space shall be set aside, for <br />each store unit in the shopping <br />.district. Such loading space <br />shall be designed so as to not <br />conflictwith movement of <br />vehicular traffic to and from <br />parking areas. <br />7.1-8 Other Requirements in <br />Shopping Center Districts <br />(a) All business, storage, ser- <br />vice, repair or processing, box <br />and crate storage, or merchan- <br />dise display shall be conducted <br />wholly. within an enclosed build- <br />ing or behind a solid- fence not <br />less than five (5) fest high ex- <br />cept for establishments offering <br />direct service to customers -and <br />vehicles,' off-street parking and <br />loading - <br />(b) Not more than three (3) <br />
