Permitted Accessory Uses. Off-street parking and off- street loading as regulated. un- der Section 6.1.4 and. 6.1-5. 6.4-3 Uses by .Special Permit -(a) Dog kennel, ccrinnercial (b) Drive-ins (c) Motels (d) Mobile homes sales and service ,(e) Newspapers .and magazine stands (f)Public utility facilities - (g) Trailer Parks - SECTION 7 SHOPPING CENTER DISTRICT .In order to provide for modern retail sales and service facilities of intergrated designin approp- riate locations, the "S -C" Slicp- ping Center District is hereby established.. It is intended - that development within a Shopping Center District be designed and developed as. an integrated unit according town overall plan. Gen- eral requirements, performance standards, and uses for all "S -C" Shopping Center District shall be as hereinaftzr stated. 7.1 GENERAL REQUIRE- MENTS EQUIRE- MENTS The following minimum require- ments shall apply to all build- ings that may be erected, con- verted or structurally altered in Shopping Center Districts. - 7.1- Set -Back Requirements (a) Front, side and rear yards shall be a minimum of one hundred (100) feet. The owner or developer may at his own option submit a set -back plan wherein design conditions or other considerations indicate a variance to these requirements which would not conflict with the general purpose and intent of this Ordinance. Consideration sof such variances shall be as stipulated in Section 3.9' of this Ordinance and the Village Council may impose such condi- tions thereto as may be appro. priate to the intent of this Ord- inance. - - (b) Set -backs for side yards ands/or rear yards adjacent to "B-2", '13-3", "T-1" shall be six- ty (60) feet. 7.1.2 Floor Area Ratio Ratio between Floor area of building and lot area shall not be greater than 0.5. 7.1-3 Lot Coverage Not more than twenty-five (25) per cent of the lot area shall be occupied by buildings. 7.1.4 Building Heights _Building Heights shall. be hi it - ed to three- (3) stories where a basement, is included as one of the three (3) stories. Where a basement is not included the building height shall be limit- ed to -two (2) stories. 7.1-5 Plan Requirements The proposed development shall be constructed in accordance with an overall plan, designed as a single architectural unit with appropriate landscaping. A proposed plan for the ultimate development of the district shall be filed with the plans in apply- ing ,for a building permit. Such plans shall include proposals for adequate handling of parking, drainage, vehicular and pedes - train traffic and screening so as to allow the Building Inspector, Engineer and Village Council to determine the adequacy of such provisions. 7.1-6 Off-street Parking - Off-street parking requirements shall be as listed in Section 6.1-4 subsections (a)' through (h) inclusive'- - - 7.1-7 Off-street Loading Off-street loading - and servic- ing space shall be set aside, for each store unit in the shopping .district. Such loading space shall be designed so as to not conflictwith movement of vehicular traffic to and from parking areas. 7.1-8 Other Requirements in Shopping Center Districts (a) All business, storage, ser- vice, repair or processing, box and crate storage, or merchan- dise display shall be conducted wholly. within an enclosed build- ing or behind a solid- fence not less than five (5) fest high ex- cept for establishments offering direct service to customers -and vehicles,' off-street parking and loading - (b) Not more than three (3)
