<br />(12) ;horsepower in. the opera-
<br />tion of all machines for fabrica-
<br />ting;- processing or repair in
<br />any establishment. No limit
<br />shall be placed on the size of
<br />any motors used for air con-
<br />ditioning, elevators, or other
<br />mechanical services It a build-
<br />ing.
<br />(c) Processes and equipment
<br />employed and goods processed
<br />or sold shall be fimited to those
<br />which are not objectionable by
<br />'reason- of. - odor, dust, - smoke,
<br />'cinders, gas, noise,, vibration re -
<br />`fuse matter, or water carried
<br />waste.
<br />(d)Where a_ Shopping 'Center
<br />District abuts a Residence Dis-
<br />trict, any, new development shall
<br />_includein the required set -back
<br />'a -buffer zone .not less than
<br />forty "(40) feet in width. This
<br />'protective strip shall contain
<br />no structures, shall. not be used
<br />for parking, off-street loading,
<br />or storage and shall be Iand-
<br />scaped. The landscape treat-
<br />ment shall include the seed-
<br />ing of grass or'sodding
<br />of the whole of the buffer strip,
<br />the planting of shrubbery and
<br />.trees and maintaining of same,
<br />a compact screen wall or fence
<br />:which. -shall be not less than
<br />seventy-five (75) per cent -opa-
<br />que. The planting or,fence -de-
<br />sign must be approved by the
<br />Village Council and shall be in
<br />harmony with a residenitial
<br />.neighborhood and provide, -suf-
<br />ficient screening of the Shop-
<br />ping Center operations.-_ The
<br />hedge or fence shall be no less
<br />than six (6) feet and no more
<br />than six and one-half (6-1A)
<br />`feet in height.
<br />-(e) Where a rear yard of a
<br />Shopping Center District includes
<br />the - loading and servicing area
<br />of a building, and where such
<br />a rear yard is adjacent or across
<br />the street from a residential dis-
<br />trict, the,barilding setback shall
<br />be one. hundred and twenty
<br />(120) feet.
<br />7.2 PERMITTED PRINCIPAL
<br />USE, .ACCESSORY USES, AND
<br />USE BY. SPECIAL PERMIT
<br />The "principal" and Accessory"
<br />uses listed under "13-2" Business
<br />District shall be the "principal"
<br />an. "accessory's uses allowable in
<br />"S -C" Shopping. Center District
<br />The."special"-wes listedunder
<br />"B-2"-Business District shall be
<br />the "special uses, permitted in the
<br />PS -C" Shopping, Center District
<br />by a special use permit, issued
<br />by the Village Council on the
<br />-basis of the Planning Couunis-
<br />„sion's recommendation.
<br />SECTION 8
<br />INDUSTRICAL DISTRICTS
<br />General requirements, - Perfor-
<br />mance standards, and Vses shall
<br />be as 'hereinafter stated.
<br />8,1 GE.N.ER,AL- REQUIRE-
<br />MENTS
<br />.
<br />The following minimum require-
<br />ments scall apply to all build-
<br />ings that may be erected, eon-
<br />verted, or stru-tuaralty alter.d
<br />in industrially districts: and de-
<br />velopment of industrial land.
<br />8.1. Set -back Requirements
<br />Yards shall be an open -space,
<br />unoccupied- by , buildings .and
<br />otherwis unobstructed;- which
<br />may be lawn and .driveways,
<br />but shall not be utilized as an
<br />open storagz_ area for goods
<br />or vehicles except'asherein.
<br />after specified.'
<br />(a) Front Yard Set -Back shall
<br />be forty -(413)'feet in all, indust-
<br />rial Districts. Side yards facing
<br />strzets on corner- lots shall be
<br />cor:sidered the same as front.
<br />yards. Wher_ a front yard,- or
<br />side yard of'a corner lot; faces
<br />,a residential district across a
<br />street, the set -back from t'tat
<br />street will be not less than one
<br />-hundred (100)= feet. Front yards
<br />shall contain no parking or "open'
<br />storage and shall be landscaped.
<br />(b) Side Yard Set Back 'shall be
<br />twenty: (20). feet in .Light In-
<br />dustrial Districts. -
<br />_Where the side yard of any,in-
<br />dustrial tract -adjoins a , resi-
<br />dential .district the side yard
<br />.set -back shall be at .least` 100.
<br />feet. Such side yards shall be
<br />landscaped and not used for
<br />open storage.„ Parking of vehi-
<br />cles will not Abe permitted with-
<br />in 40 feet of the lot line, and
<br />will be screened by planting
<br />in -said 40 feet strip adjacent
<br />to the lot line.
<br />(c)Rear Yard Set.Sack shall be
<br />in all Industrial Districts, which
<br />a minimum of twenty (20) feet
<br />shall be landscaped and .not
<br />used for parking. Where the In-
<br />dustrial District abuts directly
<br />on or across an alley from a
<br />Res-idence District, all buildings,
<br />structures, storage of materials
<br />and processing shall be set back
<br />;100 feet.. Parking of vehicles
<br />shall be not permitted within 40
<br />feet of the rear lot dine but must
<br />.be screened from. view frcm ad-
<br />jacent residenial ar.as:- A strip
<br />40 feet in width adjacent to the
<br />rear lot line must be land-
<br />scaped. ' -
<br />8.1-2 Lot. Widths shall be mea-
<br />sured along the publicright-
<br />of way line -and shall not be less
<br />than 100 feet in. all Industrial
<br />'Districts.
<br />8.1-3 Lot Area shall be an mim-
<br />.mumof one (1) acre. in all -in-
<br />dustrial Districts.._

<br />8.1-5 Building Heights shall not
<br />be greater than 45 feet in any
<br />Industrial District. Chimmeys

<br />8.1-6 Off -Street Parking shall be

<br />parking and requirements.
<br />(b) Number --of Spaces: Thera
<br />shall be two (2)car _,parking
<br />spaces for every three (3) em-
<br />ployees necessary to operate
<br />a full shift at design capacity or
<br />one (1) space for each 1,000
<br />square feet of floor=area, which -
<br />over is -greater. -
<br />8.1-7 Off -Street Loading Space.
<br />One Space shall be provided in
<br />all industriai Districts in con-
<br />nection with all buildings or -ad-
<br />ditions hereafter_ erected, hav-
<br />ing a gross floor ,area of 10,000
<br />square feet or more, which is
<br />to be occupied by a use or uses
<br />requiring the receipt or distri-
<br />bution .by vehicles of materials.
<br />One additional space shall- be
<br />providedfor each 20,000 square
<br />feet or major .fractionthereof
<br />over the original 10,000 .square
<br />feet.
<br />(a)Size of Berths shall not be
<br />.less than ten (10) feet in,width,
<br />fourteen (14) feet in; height. and
