<br />SPECIAL. PROVISIONS
<br />9.1 PLANNED DEVELOP
<br />MENTS - - -
<br />9.1-1. Multiple Building Dwell-
<br />ing Units and Institutions
<br />Multiple building apartment
<br />projects of integrated design
<br />in appropriate locations may be
<br />constructed on a. parcel of
<br />ground not subdivided intothe
<br />customary streets and, Iot Pat-
<br />terns. within the "R-3” and
<br />"B-1 Districts;' according,'to
<br />this Ordinance. Institutions
<br />such as colleges and universities
<br />and nursing homesmaybe per-
<br />mitted in any district -where
<br />they are a, permitted principal
<br />use, according to the following
<br />provisions: -- - -
<br />(a) - An application shall be
<br />filed with the Building Inspector
<br />requesting that a special permit
<br />Be granted to provide for con-
<br />structing a multiplebuilding
<br />apartment project on a describ-
<br />ed site or a multiple Building
<br />institution. .
<br />,
<br />(b) A= site plan .including 'di-
<br />mensions, topography; and;: such
<br />other information as may de-
<br />termined by the. VillagerCoun-
<br />cil shall be submitted.
<br />(c) The apphcatibnc.plans and
<br />related material shall be refer-
<br />red to the Planning Commission
<br />for study and recommendation.
<br />The Planning Commission shall
<br />insure that the proposed project
<br />conforms to these requirements
<br />applying within the District in
<br />which it is located except as
<br />hereinafter modified:
<br />(1) More than one principal
<br />structure shall be permitted on
<br />a lot or parcel of land but the
<br />floor area ratio and density
<br />requirements for the district
<br />shall aptly: '
<br />(2) Private roadways within
<br />the project shall have an im-
<br />proved width of not less than
<br />20 feet in width when parking
<br />is restricted and 28 feet where
<br />parallel parking on one side is
<br />to be permitted. -
<br />No part of the required 20 foot
<br />width shall be used to meet the
<br />Off-street parking. requirements.
<br />(3) Side yard requirements for
<br />each structure shall apply- be-
<br />tween structures. -
<br />(4) The Planning Commissionln
<br />studying the proposed project .
<br />shall determine that the charac-
<br />ter of the porject will be in
<br />keeping with the district within
<br />which it is located. -
<br />(5) The plans for a multiple
<br />building ,,project must receive
<br />the approval of the Village
<br />Council upon recommendation
<br />of the Planning Commission.
<br />9:1-2. Planned Residential Dis-
<br />tricts
<br />The purpose of this sub -section
<br />of the Zoning Ordinance is to
<br />provide a method by which a
<br />parcel of land in the "R" Dis-
<br />tricts having unusual building
<br />characteristics due tosub-soil,
<br />water table, water area, loaca-
<br />tion or shape may be utilized to
<br />a reasonable degree. This sub-
<br />section shall apply to the "R-
<br />lA", "Rl-B", "R-2" and "R-3"
<br />District according to the follow-
<br />ing provisions. - -
<br />(a) The proposed project must
<br />receive approval- of the Plan-
<br />ning Commission and Village
<br />Council and in so reviewing the
<br />request it shall be determined
<br />thatit is impractical to apply
<br />the regulations of the district to
<br />the whole of the. particular site.
<br />(b) The proposed parcelofland
<br />shall have not less than three
<br />(3)' acres. - - -
<br />(c) The buildingsshall be used
<br />only for residential purpo'sees
<br />and the customary accessory
<br />uses.
