<br />2.2-16. Dog Kennel - Commer-
<br />cial. Any premises where more
<br />than four (4) dogs over six (6r)
<br />months of age are owned, board-
<br />ed, bred or offered for sale.
<br />2.2.17. Dwelling. A building or
<br />portion thereof occupied or in-
<br />tended to be occupied exclusive-
<br />ly^for residence purposes, but
<br />not including rooms in motels,
<br />hotels, nursing homes, 'rooming
<br />houses or tourist homes; or a
<br />trailer, tent, cabin or trailer
<br />coach.
<br />-2.2-18. Dwelling Unit. Residen-
<br />tial accommodation including
<br />complete kitchen facilities, -per-
<br />manently installed, which are
<br />arranged, designed, used or in-
<br />tended for use exclusively as
<br />living quarters for one family
<br />and not more than an aggregate
<br />of two roomers or boarders.
<br />Where a private' garage is struc-
<br />turally attached it shall be con-
<br />sidered as a part of the building
<br />in which the dwelling unit is
<br />located.
<br />2.2-19. Dwelling, Attached. A
<br />dwelling which is joined to other
<br />dwellings at both sides by party
<br />walls, as one of a series of not
<br />more than eight (8) dwellings
<br />arranged in a row, includingthe
<br />semi-detached dwellings at the
<br />ends.
<br />2.2-20. Dwelling, semi -Detach-
<br />ed. A dwelling which is joined
<br />to another dwelling at one side
<br />only by a party wall.
<br />2.2-21. Dwelling, Detached.- A
<br />residential building which is en-
<br />tirely surrounded by open space
<br />on the same lot. ,
<br />2.2-22. Dwelling, Single Family.
<br />A residential building contain-
<br />ing one detached dwelling. unit.
<br />2.2.23. Dwelling, Two family.
<br />A residential building contain-
<br />ing two dwelling units, includ-
<br />ing detached and -semi-detached
<br />dwellings. --
<br />2.2-24. Dwelling, Multiple. Fam-
<br />ily. A building or portion there-
<br />of containing three or more
<br />dwelling units.
<br />2.2-25. Family. One or more
<br />persons each related to the
<br />other by bloody marriage or
<br />adoption, or a group of not more
<br />than four (4) persons not all so
<br />related, together with their do-
<br />mestic servants or - gratuitous
<br />guests, maintaining .a common
<br />household and using -common
<br />cooking and kitchen facilities.
<br />2.2-26. Floor Area, Gross - (for
<br />the purpose of determining- the
<br />floor -area -ratio, conversions of
<br />existing structures and maxi-
<br />mum size of business -establish-
<br />ments). The sum of -the gross'
<br />horizontal area of the 'various.
<br />floors of a. building measured in
<br />square feet and from the exter-
<br />ior wall in each case; cellars
<br />and space devoted to off-street
<br />parking shall not be included.
<br />2.2-27. Floor Area - (for the
<br />purpose of determining off-
<br />street parking and off-street
<br />loading requirements). The sum
<br />of the -gross horizontal floor
<br />area of the various floors of a
<br />building measured in square
<br />feet and from inside walls;. with
<br />area devoted primarily to stor-
<br />age, aisles, fitting rooms, off-
<br />street parking and/or .loading
<br />not included. -
<br />2.2-28. Floor Area Ratio. The
<br />numerical value obtained
<br />through. dividing the gross floor
<br />area of a buildingor buildings
<br />by the net lot or parcel of land
<br />area on which such building or
<br />buildings are located.
<br />2.2-29. Garage - private. A de-
<br />tached accessory .building or
<br />portion of the principal building,
<br />including a car port, -which is
<br />used for storing passenger ve-
<br />hicles or trailer of the occupant
<br />and/or one truck of a rated ca-
<br />pacity -not in excess of one to
<br />one and one-half (1-1 ?/z) ton.
<br />Space to store up to two (2)
<br />vehicles may be rented to a
<br />non-resident.
<br />2.2-30. Garage, Public. Any build-
<br />ing where automotive vehicles
<br />are painted, _ repaired, rebuilt,.
<br />reconstructed or stored for
<br />compensation.
<br />2.2-31. Ground Floor Area. The
<br />lot area covered by a building
<br />measured from the exterior
<br />faces of .exterior walls but ex-
<br />cluding open terraces and gar-
<br />ages.
<br />2.2-32. Home Occupation. Any
<br />gainful occupation engaged in
<br />by occupants of the dwelling
<br />when occupation is conducted
<br />within the principal structure or
<br />the principal structure becomes
<br />the base of operation. Subject
<br />to stipulations as laid down iif
<br />Section 5.1-1 of this Ordinance.
<br />2.2-33. Apartment Hotel. A ho-
<br />tel which contains dwelling
<br />units or dwelling units and lodg-
<br />ing rooms, and in whichat least
<br />50% of the gross floor area de-
<br />voted to residential use shall be
<br />allocated to'such -dwelling units.
<br />Services ordinarily furnished by
<br />hotels, such as drugstore, tea
<br />room, barber shop, newsstand
<br />when such are located entirely
<br />within the building with no sep-
<br />arate entrances from the street,
<br />and having no sign or display
<br />visible from the outside of the
<br />building indicating the existence
<br />of such use, may be furnished.
<br />2.2-34. Junk Yard. An area
<br />where waste, discarded or sal-
<br />vaged materials are brought,
<br />sold, exchanged, stored, boiled,
<br />cleaned, packed, disassembled
<br />or handled, including but not
<br />limited to scrap iron, and other
<br />metals, paper, rags, rubberpro-
<br />ducts, bottles and lumber. Stor-
<br />age of such material- in con-
<br />junction with a manufacturing
<br />process when within an enclosed
<br />area or building shall not be
<br />included.
<br />2.2-35. Loading Space. A space,
<br />accessible from a street, alley
<br />or way, in a building or on a
<br />lot, for the use of trucks while
<br />loading and unloading merchan-
<br />dise or materials.
<br />2.2-36. Lodging Room. A room
<br />rented as sleeping and living
<br />quarters, but without cooking
<br />facilities. In a suite of rooms
<br />without cooking facilities, each
<br />room which provides sleeping
<br />accommodations shall be count-
<br />ed as one lodging room.
<br />2.2-37. Lot. A parcel of land,
<br />abutting on a public street, be-
<br />ing a lot, designated in a record-
<br />ed plat or a parcel occupied by
<br />a principal building upon the
<br />effective date of this Ordinance,
<br />or being a parcel of record of
<br />sufficient size to provide, the
<br />yards required by this Ordi-
<br />nance.
<br />2.2-38. Lot Area. The area of a
<br />horizontal plane within the lot
<br />lines.
<br />22-39. Lot, Corner. A lot situ-
<br />ated at the junction of, and
<br />abutting on two or more inter-
<br />secting streets; or a lot at the
<br />point of deflection in alignment
<br />of a single street, the interior
<br />angle of which does not exceed
<br />135 degrees. -
<br />2.2-40. Lot Depth. The mean
<br />horizontal distance between the
<br />front lot line and the rear lot
<br />line of a lot.
<br />2.2-41. Lot, Interior. A lot other
<br />than a corner lot.
<br />2.2-42. Lot Line. A property
<br />boundary line of any lot held in
<br />single ownership, except that
<br />where any portion of a lot ex-
<br />tends into the abutting public
