Adequate utilities, access roads, drainage and <br />necessary facilities have been or will be provided. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the City Council <br />of the City of Mounds View approves the planned unit development <br />and two conditional use permit requests by Everest Development <br />for Taco Bell and Kentucky Fried Chicken Restaurants contingent <br />upon the following: <br /> <br />1. The planned unit development site plan, landscape <br />plan, grading, drainage and utility plan, lighting <br />plan, and the conditional use permit resolution shall <br />be recorded with Ramsey County. <br /> <br />2. The drive-through speakers shall not cause excessive <br />noise or be a nuisance to the surrounding property. <br /> <br />3. The developer must enter into and sign a development <br />agreement with the City. <br /> <br />4. The commercial condominium documents must be presented <br />to the City and subject to the City Attorney's <br />approval and subsequently recorded with Ramsey County. <br /> <br />5.
