<br />. <br /> <br />. <br /> <br />. <br /> <br />City Council Resolution No. 5l3S <br />Junc 23, 1997 <br />Page 3 <br /> <br />adj acent residential propelties <br /> <br />The placement of the garage so that the bulk of the structure is hidden from street view will <br />provide adequate screening, and \vill preserve the residential character of the neighborhood. <br />The garage will be screened j-('om the neighboring property to the north by a privacy fence <br />and a change of elevation The properties to the east and south, however, would have no <br />such screening. <br /> <br />(4) The use, in the opinion o[the City Council, is rcasonably rclated to the overall nceds of the <br />City and to the existing land use. <br />(5) The use is consistellt with the purposes of the Zoning Code and the purposcs ofthc zoning <br />district in which the applicant intends to locate the proposed use. <br />(6) The use is Ilot in conflict with the Comprehensive Plan of the City. <br /> <br />Garages are typical uses in residential areas, and allow for storage of vehicles and other <br />equipment. Having this garage will allow for the property to be kept in better order. <br />Improving neighborhoods by enclosing stored items is beneficial to the community and <br />consistent with community goals. <br /> <br />WHEREAS, the City Council makes the following findings regarding the requirements <br />which oversized garages must meet as stated in Section 1106.04 Subd. 6: <br /> <br />a. The accessory building must CUllronll with Section 1103.06 and Subdivision 1106.03(1) of <br />this titk. <br />b. The combilled SlJU~ire root~l!!C uf all :lccessory buildings on onc lot cannot excced 1,264 square <br />feet. <br />c. It'the garage squarc' footage is greater than 1,000 square feet, no other accessory storage <br />building is allowed. <br />d. The building shall be designed and maintained to provide a unifonll appearance with the <br />dwelling unit. <br />e. The width of the building cannot exceed 35 feet nor allow for more than thrce vehiclc access. <br /> <br />The oversized garage \vill be 1,180 square-foot, and there will be no other outbuildings on <br />the property. The \\idtil orthe garage \vill be 32 feet with access for three vehicles. The <br />garage as proposed would take up 7.1 percent of the area of the lot. The garage is <br />proposed to be sided ill a manner consistent with the house. The garage is consistent with <br />the requirements in SeLtiun 1103.06 and 1106.03(1). <br /> <br />f. Should the use for \\hich the permit \\as granted be changed, the pcnllit shall be subject to <br />reconsideration. re\'ocation or other action rcgulated by Scction 1125.0 I of this Title. <br /> <br />This requirement has been included as a condition in this resolution. <br /> <br />NOW, TI-lEREFORF.
