An)' alteration shall not reduce <br /> the existing water quality <br /> enhancement value of the wetland <br /> under conditiol1!t of ultimate <br /> development. <br /> . Any alteration shall not reduce <br /> the existing wildlife habitat value <br /> of a wetland. <br /> . Alteration... shall be carried out so <br /> as to minimize the impact on <br /> vegetation. Removal of vegetation <br /> within a wetland zoning district <br /> shall be permitted on(v when <br /> rea.'tOnab(l' requiredfor the <br /> placement of structures and use <br /> of property. <br />. . No part of any sewage disposal <br /> s)'stem requiring on-land or in- <br /> ground disposal of waste shall be <br /> located closer than J 00 feet from <br /> a wetland. <br />~ <br /> <br />It is assumed that the water quality of this wetland will <br />not be negatively impacted as a rcsult of the two homes <br />being constructed, as long as a minimum lO-foot widc <br />natural area is left to protect the wetland. <br /> <br />Because more than 50% of the lots will be protccted by a <br />drainagc easement and the construction arca limited to <br />non-wetland areas, there will be no apparent reduction in <br />the habitat value for the wctland. <br /> <br />To reasonably use thcse two lots, vcgctation will nccd to <br />be removed for the construction of the homes. In <br />addition, vegetation will be rcmoved via the filling of onc <br />area and the excavation of another area, but this is to <br />scrvc a greater necd of creating additional flood storage <br />capacity that will benefit all adjoining propcrty owncrs of <br />the wetland. <br /> <br />Becausc of the grading that will occur, it is estimated <br />that potentially less runoff will be dirccted to the <br />wetland. While a manicured lawn in place of natural <br />vegetation may elevatc the level of contaminants entering <br />the wetland, leaving a ten-foot wide strip of natural <br />vegetation around the wetland will help cleanse runoff <br />entcring the wctland. <br /> <br />Currently, all of the runoff from these two lots drain <br />directly into thc wetland. As proposed, the grading and <br />rooflines will direct 50% of runoff toward the street, <br />away from the wetland. <br /> <br />The quality of thc watcr that will entcr into thc h'TOlmd <br />water system as a result o[this development is not <br />expccted to differ significantly from before. <br /> <br />These lots will be connected to the City's sanitary sewer <br />systcm and as such will not be disposing of wastes on <br />site. <br />
