The Development Plan shall be modified to reflect setback distances for the <br />Holiday Stationstore entry signs in accordance with City Code. The sign details <br />shall include design for the entry signs to the Holiday Stationstore site along <br />Highway 10 and Silver Lake Road. The plans shall also be modified to indicate <br />the height of the Holiday Stationstore building. <br /> <br />e. The Development Plan shall be modified to include two additional handicap <br />accessible stalls on Lot 2, to be located on either side of the building's main <br />entrance. <br /> <br />f. An additional fire hydrant shall be added to the Development Plan near the west <br />end of the senior residence structure, and its location shall be subject to approval <br />by the City Fire Marshall. <br /> <br />g. <br /> <br />A separate cross access and parking easement document shall be drafted and <br />executed by the applicant which allows joint use of the access points, internal <br />drive, drive aisles and parking by the gas station/convenience market/car wash, <br />the two-story office building and the senior residential facility. The cross access <br />and parking easement document shall be approved by the City Attorney as to <br />form. <br /> <br />h. A table showing pervious and impervious area by lot shall be included to the <br />Development Plan. <br /> <br />5. Before any permits are issued for this subdivision (building, grading or otherwise), the <br />applicant shall accomplish the following: <br /> <br />a. The park dedication fee in an amount specified by the City Council shall be paid <br />as required in Section 1204.02 of the Municipal Code according to the appraisal <br />report dated October 31, 1997. <br /> <br />b. Obtain a permit from MnDOT for access onto Highway 10, drainage into the <br />Highway 10 right of way and any grading within the right of way. <br /> <br />c. Obtain approvals from Ramsey County for the final grading and drainage plans, <br />access and construction on County right of way, and a utility permit for <br />construction within the County right of way. <br /> <br />d. <br />Agency. <br /> <br />Obtain a general storm water permit from the Minnesota Pollution Control <br /> <br />6, Approval of the PUD Development Plan is contingent upon approval of the Preliminary <br />Plat for Silverview Estates. <br />
