<br />. <br /> <br />. <br /> <br />- <br /> <br />RESOLUTION NO. 5527 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION APPROVING A DEVELOPMENT REVIEW REQUEST FOR AN <br />OFFICE BUILDING LOCA TED AT 7664 GREENFIELD A VENUE; <br />PLANNING CASE NO. DEOO-002. <br /> <br />WHEREAS, Tony Mezzenga, representing property owner Earnest Gustafson, has applied <br />for a development review to construct a 2,006 square-foot office building at 7664 Greenfield <br />Avenue; and, <br /> <br />WHEREAS, the subject property is zoned B-3, Highway Business, is designated as a <br />"Neighborhood Commercial" use on the Comprehensive Plan and is legally described as follows: <br /> <br />l,ot 30. Block 3. Greenfield Plat 2, .\)lI~jecl to Road Easement <br />Ramse)' COllnty. S'wle o/Minnesota <br /> <br />WHEREAS, according to Section 1006.06 of the Mounds View Municipal Code, any new <br />construction or expansion of existing facilities requires the approval of a development review; and, <br /> <br />WHEREAS, according to Section 1114.02 of the Mounds View Zoning Code, commercial <br />offices are a permitted use with the B-3 zoning district; and, <br /> <br />WHEREAS, the City Council has reviewed the following documents regarding this <br />proposal: <br /> <br />a. Planning Application <br />b. Zoning Map <br />c. Site Plans, date-stamped 2/2/01 <br />d. Variance Resolution 633-00, approved 9/] 3/00 <br />e. Planning Commission Resolution 646-0], approved 1/13/01 <br />f Staff Report <br /> <br />WHEREAS, the proposed development satisfies the requirements of Zoning Code as well <br />as the variance approved on September 13, 2000; and, <br /> <br />WHEREAS, the site plans date-stamped 2/2/0] indicate that the proposed office building <br />will be 34 feet by 59 with a footprint of2,006 square teet; and, <br /> <br />WHEREAS, the number of parking stalls provided (14 regular, I handicapped, 15 total) <br />satisfies the requirements of the Americans With Disabilities Act and the requirements in the <br />variance approved September 13, 2000; and, <br /> <br />WHEREAS, on January] 7,2001, the Planning Commission adopted Resolution 646-01, <br />recommending approval of this development review request <br /> <br />.... <br />
