<br />. <br /> <br />. <br /> <br />. <br /> <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, the subdivision is subject <br />to a park dedication fee which would be equivalent to 10% of the assessed value of the <br />project area; and, <br /> <br />WHEREAS, the proposed subdivision is NOTwithin a Wetland Zoning District; and, <br /> <br />WHEREAS, the grading and drainage plan has been reviewed and approved by the <br />City Engineer and Rice Creek Watershed District has given conditional approval; and, <br /> <br />WHEREAS, the conditions and requirements regarding the proposed exchange <br />of real property between the City and Pro Craft are fully addressed in the Purchase and <br />Redevelopment Agreement; and, <br /> <br />WHEREAS, the Mounds View City Council has reviewed the following documents <br />regarding this proposal: <br /> <br />1. Final Plat <br /> <br />WHEREAS, the Mounds View City Council has received a recommendation of <br />approval from the Mounds View Planning Commission as stated in Planning <br />Commission Resolution No. 754-04; and, <br /> <br />WHEREAS, on May 10, 2004, the Mounds View City Council held a duly noticed <br />public hearing regarding this subdivision and approved Resolution 6250 which approved <br />the "Hidden Hollow" preliminary plat; and, <br /> <br />WHEREAS, the City Attorney has reviewed the final plat and finds it to be in <br />conformance with all applicable sections of the Mounds View Municipal Code, subject <br />to the conditions and requirements contained in this Resolution; and, <br /> <br />WHEREAS, the Mounds View City Council has reviewed the proposed <br />final plat for the "Hidden Hollow" subdivision and finds it to be consistent with the <br />preliminary plat and in conformance with Resolution 6250 and with all applicable <br />sections of the Mounds View Municipal Code, subject to the conditions and <br />requirements contained in this Resolution. <br />
