<br />. <br /> <br />. <br /> <br />. <br /> <br />j <br /> <br />NOW, THEREFORE, BE IT RESOLVED that as part of the "Hidden <br />Hollow" Final Plat, the north 210 feet of the parcels legally described as: <br /> <br />South 438 feet of Lot 39 and all of Lot 40, Knollwood Park, Ramsey County, Minnesota <br />Lot 38, Knollwood Park, Ramsey County, Minnesota <br /> <br />shall be split from the south 438 feet of said lots. The north 210 feet of each lot <br />shall maintain the existing parcel identification number. The south 438 feet of <br />said lots will become part of the "Hidden Hollow" major subdivision. <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View City <br />Council, having already approved the preliminary plat, approves the final plat for the <br />"Hidden Hollow" subdivision, subject to the terms and conditions as stated in the Purchase <br />and Redevelopment Agreement and subject to stipulations as follows: <br /> <br />1. Pro Craft shall arrange to have a Registered Property Abstract (RPA) or <br />other acceptable title commitment provided to the City Attorney for review <br />and approval prior to the City signing the Final Plat. <br /> <br />2. Prior to the Final Plat execution, Pro Craft shall pay a park dedication fee <br />in the amount of $40,767.00. <br /> <br />3. Pro Craft shall enter into various agreements with the City and/or the <br />EDA including (but not limited to) the Purchase and Redevelopment <br />Agreement and the Developers Agreement. <br /> <br />4. Pro Craft shall have executed the Purchase and Redevelopment <br />Agreement prior to City signatures being placed upon the "Hidden <br />Hollow" final plat. <br /> <br />5. Pro Craft shall take all steps to save any and all trees possible during the <br />construction and shall make arrangements to have a minimum of two <br />trees planted in each front yard upon project completion and sod all yard <br />areas. <br /> <br />6. Pro Craft shall obtain approval from Rice Creek Watershed District and <br />the Minnesota Pollution Control Agency before construction activity <br />commences. <br /> <br />7. All utilities within the development area and to the individual home sites <br />shall be located underground. <br /> <br />8. Necessary permits shall be obtained for any and all work occurring within <br />the City right of way. <br /> <br />9. All easements shall be revised per the City Engineer's requirements prior <br />to City signatures being placed upon the "Hidden Hollow" final plat. <br /> <br />10. City approval is contingent upon the Ramsey County Surveyor's approval. <br />
