Prcliminary Plat, date-stamped August (), 2001 <br />Zoning Map <br />3. Planning Commission Resolution 669-001 <br />4. StaffRcpol1 <br /> <br />, <br /> <br />WHEREAS, the preliminary plat is consistent with the Mermaid Planncd Unit <br />Dcvelopment, which was approved by the eity Council on October 10, 2000; and, <br /> <br />WHEREAS, according to Ramsey County propcrty value assessments, the total land <br />value ofthc propertics involved is $923,057; and, <br /> <br />WHEREAS, Chapter 1204 ofthc Municipal Code states that all subdivisions and plats of <br />land to he used for commcrcial or industrial purposes arc subject to park dcdication requirements <br />amounting to ten percent of the most ClllTent assessed land values; and, <br /> <br />WHEREAS, according to Chapter 1204 ofthc Municipal Codc, the applicable park <br />dedication fec for this major subdivision is $92,306, reccipt oi'which is hereby acknowledged by <br />the City; and, <br /> <br />:\'OW, THEREFORE BE IT RESOLVED, that the Mounds Vie\v City Council <br />reapproves the Mermaid Addition preliminary plat, subject to thc following stipulations: <br /> <br />I. Thc applicant shall execute a sign easement documcnt which dedicates to the City of <br />Mounds View the fifty foot triangle at thc comer of Highway 10 and County Road H <br />as sho\\:n on thc preliminary plat for a potcntial City gateway sign. <br /> <br />") The dcdication page of the preliminary plat (Page 1) shall be rcvised as follows: <br /> <br />a. After the word "owners" in the first line of the fIrst paragraph, a "comma" <br />shall be added. <br />b. Under thc City's signature block, the word "clerk" shall be changcd to "City <br />Clerk/ Administrator". <br /> <br />3. Prior to City Council approval ofthc final plat, <br /> <br />a. The City Attomey shall completc thc plat opinion to ensure the plat is in <br />proper form; and, <br />b. Ramsey County shall have approved the prcliminary plat. <br /> <br />4. The applicant shall submit the final plat for considcration within six months as <br />required by Section 1202.(n, Subdivision I of the City's subdivision regulations. <br />
