RESOLUTION NO. 8639 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION APPROVING THE PRELIMINARY PLAT AND FINAL PLAT OF <br /> "STEIL ADDITION"; MOUNDS VIEW PLANNING CASE NO. MA2016-01 <br /> WHEREAS, property owners Timothy Steil and Kelly Steil have requested approval of a <br /> preliminary plat and final plat for a major subdivision at 2940 County Road H2 and 7255 Hidden <br /> Hollow Court, legally described as: <br /> Lot 33, Knollwood Park <br /> PIN: 07-30-23-32-0001 <br /> and <br /> Lot 4, Block 1, Hidden Hollow <br /> PIN: 07-30-23-32-0026 <br /> WHEREAS, the above-described lands are zoned R-1, Single Family Residential, and <br /> designated Detached Single-Family Residential in the Comprehensive Plan; and, <br /> WHEREAS, the proposed Preliminary Plat and Final Plat would shift a common lot line <br /> between the two existing lots, resulting in no new parcels (no net increase in lots); and, <br /> WHEREAS, the Community Development and Public Works staff, and the City <br /> Attorney have reviewed the Preliminary Plat and Final Plat, and find that it satisfies the <br /> minimum subdivision requirements as articulated in Titles 1100 and 1200 of the Mounds View <br /> Municipal Code and complies with county platting requirements; and, <br /> WHEREAS, in accordance with Section 1204.04, Subd 3, the subdivision is not subject <br /> to a Park Dedication Fee as no new lots are created by this subdivision; and, <br /> WHEREAS, the Mounds View Planning Commission reviewed the Preliminary Plat on <br /> September 21, 2016, recommending approval of the Preliminary Plat; and, <br /> WHEREAS, the Mounds View City Council held an advertised Public Hearing on <br /> October 10, 2016, for the Preliminary Plat; and, <br /> WHEREAS, the Mounds View City Council has reviewed the following documents <br /> regarding this proposal: <br />
