RESOLUTION No. 8669 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION APPROVING A DEVELOPMENT REVIEW FOR PROPERTY LOCATED <br /> AT 2466 BRONSON DR. (PUBLIC WORKS FACILITY); MOUNDS VIEW PLANNING <br /> CASE MU2016-003 <br /> WHEREAS, the property owner, the City of Mounds View, has requested approval of a <br /> Development Review to construct a new Public Works Facility. The property is located at 2466 <br /> Bronson Dr., Mounds View, MN, and legally described as: <br /> Lot 1,Block 1 of Mounds View City Hall Addition PID: 08-30-23-22-0042 <br /> WHEREAS, the above-described lands are zoned I-1, Industrial, and designated as <br /> Institutional in the Comprehensive Plan; and, <br /> WHEREAS, the Mounds View City Code, Section 1006.06, Subd 3(c) requires a <br /> Development Review for construction activity that increases the gross square footage of the principal <br /> building by 10% or more, or if more than 10,000 square feet; and, <br /> WHEREAS, the applicant requests to replace the approximately 12,000 square foot principal <br /> building with an approximately 34,000 square foot principal building; and, <br /> WHEREAS, the applicant has submitted a Development Review plan, compliant with the <br /> Mounds View City Code, Section 1006.06, Subd 3, addressing; utility service, surface water <br /> drainage, erosion and sediment control, streets, driveways, trails, parking, landscaping, screening and <br /> buffering, lighting, setbacks, exterior construction design and materials, trash disposal, and <br /> construction timetable; and, <br /> WHEREAS, the Mounds View City Code, Section 1103.08, Subd 3(a) permits the City <br /> Council to approve fencing up to ninety six inches (96") in height in a front yard to satisfy a buffer or <br /> screening condition of a development review or conditional use permit; and, <br /> WHEREAS, the subject property has a front yard located along Bronson Dr. and along <br /> Mounds View Blvd., and the property owner proposes to construct a fence and decorative wall, <br /> ninety-six inch (96") in height around the perimeter of the Public Works Facility, for security and <br /> screening purposes; and, <br /> WHEREAS, the Mounds View City Code, Section 1121.14 permits the City Council to approve <br /> a fifteen percent (15%) reduction in required parking, if proof of parking is provided, including preserving <br /> this area as undeveloped land; and, <br />
