Resolution 8669 <br /> November 28, 2016 <br /> Page 2 <br /> WHEREAS, the applicant is required to provide a minimum of 43 parking stalls, reduced to <br /> 37 parking stalls, and proposes to provide 38 parking stalls and proof of parking for a total of 60 <br /> parking stalls. The proof of parking area will be reserved as an undeveloped area; and, <br /> WHEREAS, the Mounds View City Code, Section 1127.06, Subd 3(e) permits the City <br /> Council to approve a fifteen percent (15%) reduction in landscaping requirements if the property is <br /> located in the I-1 District; and, <br /> WHEREAS, the property is located in the I-1 District, and the landscape plan, dated <br /> December 12, 2016 (received November 7, 2016) has been reviewed by City Staff, and found to be <br /> compliant with City Code, Section 1127.05 regarding minimum landscaping requirements; and, <br /> WHEREAS, the Mounds View City Council has reviewed the following documents regarding <br /> this proposal: <br /> 1. Staff Report <br /> 2. Zoning Map <br /> 3. Aerial Map <br /> 4. Site Photos <br /> 5. Applicant's Narrative(plan drawings,dated Dec 12, 2016,received Nov 7,2016) <br /> WHEREAS, the Mounds View Planning Commission reviewed the request on November 16, <br /> 2016, and recommend approval of the Development Review; and, <br /> WHEREAS, the Mounds View City Council agrees with Staffs analysis of the Site Plan, and <br /> finds that the request complies with the Mounds View City Code, Section 1006.06 (Development <br /> Controls); Section 1103.08, Subd 3 (Fencing); Section 1121.14(Reduced <br /> Parking); and Section 1127.05 (Landscaping); and, <br /> NOW THEREFORE, BE IT RESOLVED, that the Mounds View City Council waives the <br /> requirement of a Development Agreement; and, <br /> NOW THEREFORE, BE IT FINALLY RESOLVED, that the Mounds View City Council <br /> does hereby approve of a Development Review for property located at 2466 Bronson Dr., subject to the <br /> following conditions: <br /> 1. The applicant may construct a fence/decorative wall not to exceed ninety-six inches <br /> (96") in height for screening and security, in a location consistent with the site plan, <br /> dated December 12, 2016 (received November 7, 2016). The section of chain-link <br /> fence along the south catch basin will be replaced with a decorative wall/gate, as <br /> discussed during the November 16, 2016 Planning Commission meeting. <br />
