The use is not in conflict with the Comprehensive Plan of the City. <br /> Finding: The use is consistent with the Comprehensive Plan: <br /> Goal 2: The City will ensure that industrial development is <br /> compatible with adjacent land uses and that any <br /> such projects preserve desirable environmental <br /> features and natural amenities. <br /> Policy a. Industrial development must adequately provide for <br /> storm water drainage and surface water <br /> management. <br /> Policy b: The Citywill require buffering to protect adjacent <br /> and nearby residential neighborhoodsfrom <br /> industrial land uses. <br /> Policy c. Avoid disruption of adjacent or nearby residential <br /> land uses by industrial land uses. <br /> The open and outdoor storage areas will be located in about the <br /> same area as the current outdoor storage areas within the Public <br /> Works Facility. Storm water runoff from the open and outdoor <br /> storage areas will drain into a storm water retention basin <br /> adjacent to the facility, to be approved by the Public Works <br /> Director. The open and outdoor storage areas will be buffered <br /> from adjacent residential neighborhoods by vegetation (trees and <br /> shrubs), approved as part of a Development Review. Traffic <br /> generated by the Public Works Facility will access Bronson Dr. <br /> No additional traffic is expected from the Public Works Facility <br /> expansion. <br /> 7. The use will not cause traffic hazards or congestion. <br /> Finding: The open and outdoor storage area will not cause traffic hazards <br /> or congestion. <br /> 8. Adequate utilities, access roads, drainage and necessaryfacilities have been <br /> or will be provided. <br /> Finding: Adequate drainage will be provided for the outside storage area <br /> by a storm water retention basin, to be approved by the Public <br /> Works Director. Utilities and access roads specific for this <br /> request (open and outside storage area) is not applicable. <br />
