The house and existing detached garage are <br /> set back toward the back of the lot and take access from Long Lake Road. The house, at 576 <br /> square feet, is presently larger than the existing two-stall garage,which is approximately 400 <br /> square feet. The applicant would like to expand the size of the garage by an additional 580 <br /> square feet to accommodate vintage and collector-type vehicles that are currently being stored <br /> outside. A Conditional Use Permit is required in this case due to the size of the proposed garage. <br /> Discussion: <br /> The size of the garage after the proposed expansion would be 980 square feet, which is <br /> significantly larger than the house. This type of"imbalance"has been discussed at previous <br /> meetings of the Planning Commission and City Council, with the general consensus being that a <br /> proportional relationship should be maintained between a house and garage. Even so, the City <br /> recently approved a similar request for an oversized garage located at 2185 Pinewood Drive--also <br /> a corner lot. In that case, however, the proposed garage was 53 percent larger than the house. In <br /> this case,the proposed garage at 8100 Long Lake Road would be 70 percent larger than the <br /> house. <br /> Dimensional Criteria <br /> All of the dimensional criteria associated with this request--setbacks, spacing between buildings, <br /> width of proposed garage, numbers of access point--satisfy the requirements as stated in Chapter <br /> 1104 of the Zoning Code. The back of the proposed addition maintains the currently-existing <br /> setback. The requirement that the combined area of accessory buildings shall not exceed twenty <br /> percent of the rear yard does not apply in this case, as there effectively is no backyard on this <br /> property due to the depth at which the home has been constructed on the lot. <br />
