Schultz Minor Subdivision <br /> 7581 Spring Lake Road <br /> Planning Case No. 518-98 <br /> April 15, 1998 <br /> Page 2 <br /> and to arrange for the drafting of an easement document to convey the drainage and utility <br /> easements shown on the survey. <br /> The only other issue that exists with regard to this request is the park dedication requirement as <br /> stated in Section 1204.02 of the Municipal Code. It states that for all subdivisions of less than <br /> one acre, a five percent (5%) park dedication fee is required to be paid before the subdivision can <br /> be approved. According to the Ramsey County assessor's records, this property is valued at <br /> $39,700. Five percent of that would amount to $1,985. Subdivision 3 of this Section, however, <br /> allows for the exclusion of the land under the existing home remaining after the subdivision. <br /> With this exclusion, the dedication requirement would be reduced to $1,032. <br /> This item was heard by the Mounds View Parks and Recreation Commission at their last meeting <br /> on April 23 1998. While the Commission is on record as requiring the full amount of any park <br /> dedication fee, since this is the first minor subdivision under the new fee requirements, staff felt <br /> that a recommendation from the Parks and Recreation Commission would be appropriate. The <br /> Commission has recommended to the City Council that the full amount of the dedication--$1,032- <br /> -be required. <br /> The Planning Commission, on April 15, 1998, approved Resolution 539-98, a resolution <br /> recommending approval of the minor subdivision requested by Charles and Shirley Schultz. <br /> Recommendation: <br /> Approve Resolution 5227, a resolution approving a minor subdivision request for Charles and <br /> Shirley Schultz, 7581 Spring Lake Road, subject to stipulations. <br /> James Ericson, Planning Associate <br /> Attachments: <br /> 1.
