04/03/98 FRI 10:46 FAX 612 490 2150 SEH Wil003 <br /> Steve Campbell <br /> March 31, 1998 <br /> Page 2 <br /> important in light of the fact that either the offices or the theater will have vehicles in the parking lot <br /> for most of the day and night. <br /> Delivery vehicles must double park at the office buildings. While this is normal procedure for LIPS <br /> vehicles, office supply and other vehicles will also be forced to double park since there is no curb <br /> area near any of the buildings. This again could be only a minor problem. Deliveries at the theater <br /> will probably be made through the front and the vehicles can stop along the curb. Because the office <br /> buildings will also be generating traffic past the theater, at delivery times, the 30-foot aisle width <br /> is necessary for smooth flow of traffic. <br /> The parking lot layout of the theater and office buildings generally looks quite good. A minor <br /> suggestion would be to modify the ends of the islands on the west end of the parking aisles near the <br /> theater. Parking islands are 40 feet long with 24 feet of aisle width between them. Because the <br /> islands are relatively narrow,there is not much of a radius on the corner_ We would suggest that they <br /> be reduced to 36 to 38 feet in length to provide 2 to 4 additional feet for the aisle width making turns <br /> easier. <br /> There are a few remote parking spots which will have conflicts, such as those near the south <br /> entrance. These will be seldom used and as such will not be a problem. <br /> The future 6,400 square foot retail building will preclude any ring road in the future. The general <br /> layout of the building and parking lot is satisfactory. Delivery, trash and service vehicles will be <br /> forced to back up. To better accommodate movements from one parking lot area to the others, and <br /> to eliminate potential backing into the main entrance to the facility, a bigger radius on the island <br /> between the two parking areas is desirable. The attached sketch shows this location. <br /> The future 5,000 square foot restaurant is on a very difficult site. Access is shown to Highway 10, <br /> This will require a Mn/DOT permit. The access to the trash facility is rather difficult because of its <br /> position. There is also no good location for any type of delivery without double parking in a major <br /> aisle. As such we would suggest that the trash facility be moved to the south side of the building and <br /> a small deliveryaisle be provided. The location of the trash facility on the southwest side of the <br /> building would make it easier to access by service vehicles. It also will allow trucks to back into the <br /> area for deliveries. <br /> The facility in general is welllaid out.
