The traffic forecasts <br /> account for the planned Walgreens development and the multi-use development at Silver Lake <br /> Drive and T.H. 10 discussed earlier in the background information. The forecasts also include <br /> background growth at a rate of 2.5% per year that is consistent with the traffic growth on T.H. <br /> 10 from 1992 to 1997. The base 1999 traffic volumes include the multi-use development at <br /> Silver Lake Drive and T.H. 10. <br /> The primary source for existing vehicle volumes for the purposes of this analysis are 24 hour <br /> daily counts conducted by Benshoof & Associates staff along Eastwood Drive, Sunnyside <br /> Road and Greenwood Drive during December 1997. The staff also conducted the license plate <br /> survey and p.m. peak hour turning movement counts at the intersections of both Eastwood <br /> Drive and T.H. 10 on County Road I. <br /> • Trip Generation <br /> The trip generation rate used for the Walgreens development is based on established data <br /> published by the Institute of Transportation Engineers (ITE). The average daily trip rate <br /> for this type of development is about 88 trips per 1,000 sq. ft. of commercial space. Based <br /> on a size of 13,905 sq. ft., the development will generate approximately 1,225 vehicle trips <br /> per day. <br /> The p.m. peak hour trip rate is 9.18 trips per 1,000 sq. ft. of commercial space. The total <br /> number of trips expected to be generated is 129 during the p.m. peak hour. During the <br /> p.m. peak hour, about 49% of the Walgreens trips would enter the site and 51% would <br /> exit. Approximately 45% of all the trips generated by the Walgreens store are considered <br /> to be"pass by" trips that involve motorists who are already driving on T.H. 10 and County <br /> Road I and would stop at this development. The percentage of"pass by" volumes is based <br /> on information published by the ITE. Table 3 shows the resultant p.m. peak hour trip <br /> generation projections. <br />
