JAN-19-98 01 :05 PM WAI 612 223 5370 P. 02
Mr. Chuck Whiting
RE: Mounds View Community Center
Bel-Rae Ballroom
Roof Issue
Project #90634
Page 2
This glass may have cut the roof membrane. The exact location of these cuts would be very hard to lind.
Water leakage from these cuts could be possible. The best solution to solve this problem was to replace the
roof
This information was discussed at length with all parties involved. It was decided that the roof should be
replaced. Since Phase 2 of the construction included new rooftop equipment and accessories, the replacement
of the roof should occur as part of this construction. The reroof of the existing building was incorporated into
the Phase 2 construction documents.
Per the direction of the City Council,no new Rinds would be available for this work. Therefore the new roof
for the existing building must be funded out of the existing budget for the Phase 2 construction. If costs for
the construction of Phase 2 appear to exceed the budgeted amount, alternates will need to be established and
bid with the project. (Refer to attached meeting minutes.)
Based on preliminary contractor price quotations, the project appears to be slightly over the projected budget.
A preliminary list of alternates was submitted to the City on January 9, 1998 for review and comment. (Refer
to attached letter,dated January 8, 1998.
The information presented here represents the summation of events and dialogue on the existing roof at the
Bel-Rae building. No explicit guarantee as to the water tightness of the existing roof was made. The existing
roof was noted as"appeared in relatively good condition".Water damage was noted in the review of the
interior of the building. The exact time when this damage occurred could not be determined. Since the City
mould not provide any information to the contrary, the project proceeded without funds allocated for a new
roof.
Should you require any additional information or assistance, please contact me.
Respectfully submitted,
WAI/Continuum
Dean A.
