Building N Site Plan <br /> Planning Case 543-98 <br /> December 28, 1998 <br /> Page 3 <br /> Utilities: The building will tie into existing water mains, one under Program Avenue, the other <br /> just north of the building creating a looped water source for better circulation and pressure. The <br /> City will require that an easement be granted covering the waterlines and fire hydrant stubs which <br /> is acceptable to the applicant. The sanitary sewer will tie in to the existing service also under <br /> Program Avenue. Public Works has reviewed the placement and location of the fire hydrants and <br /> has made changes to the plan to reduce the number provided from six to three, taking into <br /> consideration the number of existing hydrants in and around this property already. The Fire <br /> Marshall has been sent a copy of the utility plan to confirm the changes requested by Public <br /> Works. <br /> Planning Commission Action: The Planning Commission, at its meeting on December 16, 1998, <br /> voted to recommend approval of this alternate site plan, in effect allowing for either of the two <br /> site plans to be developed. Discussion was held regarding the suggestion to extend Clifton into <br /> the subject property to reduce potential traffic conflict, but ultimately was left out of the <br /> resolution as it was not considered by the Commission to be a significant problem. The <br /> Commission also discussed limiting the office coverage to 75 percent of the building so as to not <br /> exceed the provided parking. The approved resolution had no such stipulation, the thought being <br /> that if any parking problems do occur, they will self-correct. The ratios provided at the Building <br /> N site are higher than that of any other building in the Mounds View Business Park, according to <br /> Tim Nelson, the applicant's representative. <br /> Recommendation: <br /> Staff recommends that the City Council approve Resolution 5298, a resolution approving an <br /> alternate site plan for development of the 6.89-acre Building N site, Mounds View Business Park, <br /> as requested by Everest Development. <br /> James Ericson, Planning Associate <br /> Attachments: <br /> 1.
