Anthony Properties Major Subdivision <br /> Planning Case 541-98 <br /> December 14, 1998 <br /> Page 3 <br /> City Attorney: The City Attorney has reviewed the plat and has performed a Plat Opinion to <br /> ensure all easements of record are shown on the plat and that all persons or entities having an <br /> interest in the property are represented in the signature block. His report of a satisfactory plat <br /> opinion is attached for reference. <br /> City Engineer: The City Engineer has reviewed the plat and has found it to be in compliance with <br /> the Mounds View subdivision requirements and the approved planned unit development <br /> documents and plans. All required utility easements have been shown. <br /> Director of Public Works: Mike Ulrich, Director of Public Works, has reviewed the plat and <br /> finds that it conforms to the preliminary plat and to the City's platting requirements. <br /> Rice Creek Watershed District: The Rice Creek Watershed District has already approved the <br /> general stormwater permit for the theater project, yet a copy of the plat was sent to the watershed <br /> district for their review and comment. No comments as of yet have been received. <br /> MnDOT: In a letter dated November 9, 1998, MnDOT staff indicate that the Theater plat is <br /> acceptable for development so long as the proper access permits are obtained and that they review <br /> and approve the signed agreement between Anthony Properties and Donatelles governing the <br /> shared access between the two properties. <br /> Recommendation: <br /> There being no unresolved issues associated with this preliminary plat, other than the easement <br /> documents which have yet to be drafted, staff finds there to be no reason for this preliminary plat <br /> to not be approved. Given that, staff recommends approval of Resolution No. 5286, a resolution <br /> approving the preliminary plat for the Anthony Properties Addition, with stipulations. <br /> James Ericson, Planning Associate <br /> Attachments: <br /> 1.
