IMounds View City Hall Wold Architects and Engineers <br /> Renovation Study November 3, 1997 <br /> 1 <br /> OPOPTION 1 - Replace Rooftop Units <br /> I This option may seem only a short-term solution. After all, rooftop units have a fairly short life <br /> expectancy of 12-15 years. They provide only one control zone per unit. It can also be difficult <br /> to keep these units serviced properly to provide adequate ventilation and control. However, <br /> r we also believe that the work of Option #1 could be accomplished with the least amount of <br /> disruption in service. The occupants are familiar with the operation of the rooftop units. They <br /> are also very familiar to local service contractors. There would also be some rebates available <br /> j from NSP for an increase in unit efficiency. <br /> !! The roof of the 1974 and 1961 building sections has deteriorated to the point that it should be <br /> I replaced immediately. The single-ply membrane over the 1974 building section seems to have <br /> suffered considerable shrinkage. It has already pulled away from the curbs supporting the <br /> rooftop units, and it will soon separate from the perimeter parapet flashings. The roof above <br /> t the 1961 section is a built-up style and is simply decayed. <br /> 1 Six of the eight units are located above these sections of the building; including the three that <br /> I do not function on cooling. In Option#1A, we propose to replace three inoperative units, in <br /> Option #1 B we propose replacing the five older rooftop units.
