The <br /> conditional use was amended in 1994 to allow the addition of 45 car-for-sale parking stalls, and <br /> associated lighting and landscaping on the site(Planning Case No. 389-94). The conditional use <br /> permit was amended again in 1996 to allow for a car wash on the site. At the same time, a <br /> development review was approved which allowed the dealership to expand onto the adjacent <br /> Citgo station site (Planning Case No. 464-96). The resolution approving the CUP amendment <br /> and the development review(Resolution No. 5042)is attached to this report. The dealership did <br /> not implement the approved expansion and now wishes to go forth with a different design which <br /> requires review by the Planning Commission and approval by the City Council. On February 18, <br /> 1998, The Planning Commission approved Resolution No. 535-98 (attached), which <br /> recommended to the Council approval of the development review for the Saturn Dealership. <br /> Analysis <br /> The proposal represents an extension of the existing Saturn dealership. The applicant will <br /> maintain the same architectural character in the building expansion as is in the original, and will be <br /> landscaping the added site area so the effect will be one seamless development. All areas which <br /> are not in building or landscaping will be paved and the parking area will be bordered by a <br /> concrete curb. <br /> The applicant has provided a revised site plan, landscape plan and building elevations date- <br /> stamped 3/31/98, to show how they propose to expand the Saturn dealership. A comparison of <br /> the 1996 approved site layout and the proposed site layout is noted below: <br />
