The EDC's vision includes a <br /> cohesive, planned corridor with access for business opportunities; a corridor incorporating <br /> a City Center promoting essential services; a hub for commuters; an aesthetically pleasing <br /> corridor; and a local and regional link to the greater metropolitan area. • <br /> . The City has very concrete objectives, however substantial work and a wide variety of <br /> issues must still be confronted to maintain this positive momentum. Continued . <br /> revitalization can provide Mounds View with an intensified tax base, job growth, retail <br /> opportunities and housing options. Equally important is the enhanced image and positive <br /> 3 <br /> identity that Mounds View will gain with improving this core area. i <br /> ; <br /> A wide variety of opportunities and demands are inherent to the revitalization study. The <br /> study area beckons for creative vision to establish a new sense of place while reflecting the . <br /> community's values and scale. The study area encompasses approximately 33 acres <br /> between County Road I and Silver Lake Road, including a mix of single-family residential, . . <br /> multi-family residential, senior housing, small commercial office and vacant land. <br /> Redevelopment challenges are in the form of wetland constraints, access, visibility, <br /> • <br /> economic obsolescence and fiscal investment. <br /> Recognizing the diverse issues at hand SRF Consulting Group, Inc. has assembled an <br /> experienced team, a core services package and a unique menu of optional tasks available <br /> to the City of Mounds View. SRF is teaming with Springsted Public Finance Advisors, <br /> the City's longtime public finance advisors, and Towle Real Estate Company. <br /> Springsted will be available to assist in identifying funding mechanisms for development <br /> and redevelopment within Section 9, if the City selects that option.
