A summary of the existing and proposed square <br /> footages are noted below: <br /> Existing Existing+Expansion <br /> Use Square Footage Square Footage <br /> Retail: 62,005 66,005 (+4,000) <br /> Storage: 16,645 17,645 (+1,000) <br /> Dining: 8,050 11,290(+3240 net) <br /> Kitchen: 6,060 7,320 (+1260 net) <br /> Mall/Maintenance/Restrooms 9,275 9,275 <br /> Total 102,035 111,535 <br /> The Planning Commission felt that the 477 spaces on site were adequate to serve the existing square footages, <br /> and that the parking demand for the expansion should be determined based on subtracting and adding parking <br /> requirements using the 477 spaces as a base. The parking ratios approved by the Planning Commission for use <br /> in calculating the effect of the expansion are as follows: <br /> Retail Space 4.5 spaces per 1000 square feet <br /> Storage no requirement <br /> Dinner House Restaurant 1 space/80 feet of dining area or kitchen area • <br /> Fast Food Restaurant 1 space/40 feet of dining; 1 space/80 feet of kitchen <br /> The parking demand was calculated as follows: <br /> Base 477 spaces <br /> Retail +4,000 sq. ft. x 4.5/1000 sq.ft. = +18 <br /> Storage +1,000 sq.ft. N/A <br /> Dining -4,800 sq.ft. in fast food x 1/40 sq.ft. = -120 <br /> +8040 in dinner house x 1/80 sq.ft. _ +101 <br /> Kitchen -2700 sq.ft. in fast food x 1/80 sq.ft. _ - 34 <br /> +3960 sq.ft. in dinner house x 1/80 sq.ft. _ + 50 <br /> • <br /> 492 <br /> The Planning Commission and staff concluded that the difference between the parking required (492) and the <br /> parking available with the expansion(477-23 =454) could be addressed through joint use between daytime <br /> and nighttime uses of 8% of the parking spaces. <br /> diVY\AAAA-- 1P11/WAL <br /> Pamela Sheldon, Community Development Director <br />
