The applicant has assured us that these documents will be submitted by the City Council meeting on December <br /> 16. <br /> The applicant,Larry Beach,on behalf of Richard and Judith Ann Edin and William and Joanne Culbert,is requesting a <br /> minor subdivision to allow a 12.5 foot wide strip along the north side of the property at 7532 Silver Lake Road to be <br /> deleted from this property and added to the property at 7540 Silver Lake Road. This action will formalize an agreement <br /> between the property owners and Larry Beach,who constructed the twin homes. <br /> The properties are currently zoned F-2, Single and Two-Family Residential and are each improved with a twin home. The <br /> minimum square footage for lot area required by the Zoning Code is 12,500 square feet. The properties exceed this <br /> requirement with 20,853 square feet for each property. After the subdivision,the properties will remain in compliance with <br /> 23,460 square feet for the property to the north and 23,468 square feet for the property to the south. There is no lot width <br /> requirement for the R-2 zoning district. <br /> The applicant has provided a revised Sketch Plan showing the former property descriptions and the revised property <br /> descriptions as well as a diagram showing the location of the new property line. The revised lots have been labeled as <br /> Parcel X(7540 Silver Lake Road)and Parcel Y(7532 Silver Lake Road). The applicant has also provided revised <br /> easement agreements establishing a utility and drainage easement along the new common property line. These easements <br /> need to be signed prior to the City Council action to approve this minor subdivision. Staff has requested Mr. Beach to <br /> provide signed copies of the easement by Monday,December 16.
