The property is currently zoned PUD, Planned Unit Development. Within the addition, two <br /> new work bays, conversion of an existing wash bay into a new work bay, and a two wheeler storage area are <br /> proposed. <br /> Section 1006.06 of the Municipal Code requires a development review for expansion of facilities and land <br /> within the City of Mounds View. <br /> In 1988, the Mounds View Planning Commission and City Council approved a site plan for Sysco that <br /> included a phased development for their site at 2400 County Road J. The expansion before you is very similar <br /> to the plans submitted in 1989. The 1989 plans showed an expansion of a possible forty feet wide addition. <br /> The plans before you show a 65' x 80' proposed expansion to an existing facility, additional parking spaces and <br /> a new bituminous trailer parking area to the north of the new addition. <br /> Staff has reviewed this proposal and found that it is consistent with the intent of the Municipal Code as it <br /> relates to zoning, parking, and setbacks.
