Dimensional Requirements <br /> <br />Building Setbacks: Front = 30 feet <br />Rear = 20 feet <br />Parking Lot Setbacks: 5 feet <br />Building Height: 3 Stories <br />Parking Requirements: <br /> (a) Independent living = 1 space per unit with half of the spaces enclosed <br /> (b) Assisted living = 0.5 spaces per unit <br />(c) Nursing homes and memory care = 1 space for every 4 beds <br />(d) Facility staff = 1 space for every employee on the largest shift <br /> <br />The proposed project plans show a total of 52 constructed parking spaces – 26 open spaces and <br />26 in the underground garage. Per the PUD City Code, the Developer is required to provide a <br />total of 62 spaces, with 9 of those spaces covered. There are 12 “proof of parking” spaces on <br />the south end of the parking lot, by the garage entrance, making a total number of 64 spaces <br />potentially available. The Developer may not be constructing these spaces with the building to <br />allow more green space for pine trees that will be screening for the adjacent home. The City can <br />require that the Developer or property owner construct some or all of the identified “proof of <br />parking” spaces if the City determines that more parking spaces are needed. The Developer or <br />property owner, upon written notice from the City, shall, within 90 days of said notice (weather <br />permitting), construct some or all of the “proof of parking” stalls as may be required by the City. <br /> <br />6. PUD Review and Construction Process <br /> <br />The Planned Unit Development process is designed to provide for the grouping of land parcels for <br />development as an integrated coordinated unit as opposed to traditional parcel by parcel, <br />piecemeal, sporadic and unplanned approach to development. This is intended to introduce <br />flexibility of site design and architecture for the conservation of land and open space through <br />clustering of buildings and activities through conditional use provisions. It is further intended that <br />planned unit developments are to be characterized by central management, integrated planning and <br />architecture, joint or common use of parking, maintenance of open space and other similar facilities <br />and a harmonious selection and efficient distribution of uses.
