The <br /> comprehensive plan indicates single-family residential use of the site. These two land use <br /> scenarios represent the extremes of potential uses of the site in terms of the number of <br /> trips that would be generated, The proposed development would be expected to generate <br /> less than half the number of trips that would be generated by the land use defined in the <br /> zoning plan, but more than four times the number of trips that would be generated by the <br /> land use indicated in the comprehensive plan. <br /> The proposed office buildings are expected to generate the most traffic during the typical <br /> a.m. and p.m. peak hour that is experienced on the adjacent streets. The major generator, . <br /> the movie theater, is expected to generate the highest number of trips later in the evenings <br /> and on weekends. Most of the site-generated trips would be served by TH 10. Other <br /> streets are also expected to serve site-generated trips, in particular Long Lake Road and <br /> County Road H-2, which are both classified as collector streets. These streets could <br /> experience increases of between seven and sixteen percent in daily traffic volumes, <br /> The existing street system is adequate to accommodate the trips that would be generated <br /> by the proposed project. The developer would be required by Mn/DOT to provide <br /> improvements at the proposed site driveway to facilitate movement into and out of the <br /> site and to minimize interference with TH 10 traffic. <br /> The proposed development is expected to result in an increase in the number of U-turns <br /> made at intersections on TH 10, U-turns made at the signalized intersections are not <br /> expected to cause a safety problem. It is possible that U-turns made at the unsignalized <br /> intersection of TH 10 and Edgewood Drive would create a safety problem. If this occurs, <br /> the intersection could either be posted for no U-turns or the break in the median could be <br /> closed by Mn/DOT. <br /> NH:bba <br /> 410 <br />
