7. Coordinate with Client and Client Attorneys, necessary items for commencement of <br /> construction, including: <br /> a. Land Survey <br /> b. Land Title <br /> c. Construction Agreement <br /> d. Architect Certification <br /> e. Architect's Professional Insurance <br /> f. Building Permit <br /> g. Special Permits and Approvals <br /> h. Utilities Assurances <br /> i. Contractor's Bonds <br /> j. Contractor's Insurance <br /> k. Builder's Risk Insurance <br /> 1. Contractor's Affirmative Action Program <br /> 8. Represent the Client during construction activities: <br /> a. Participate in problem-solving sessions when it is appropriate for the Project <br /> Manager to do so. <br /> b. Coordinate with team members options to construction phasing of the project, if <br /> applicable. • <br /> c. Assist in decisions relative to unforeseen conditions and programs changes. <br /> d. Coordinate with interior designers, selection/purchase/delivery/installation of Project <br /> furnishings and equipment. <br /> e. Coordinate with Client staff to incorporate facilities maintenance and operations <br /> requirements into the final project. <br /> 9. Coordinate construction draws to the Owner for approval to be submitted to the lender for <br /> payment. <br /> 10. Monthly statements for both construction and marketing costs including: <br /> a. Construction costs <br /> b. Professional fees ..w. <br /> c. Furniture -Moveable equipment <br /> • <br /> d. Contingencies <br /> e. Other reimbursable costs <br /> 11. • Respond in writing appropriately and effectively with the Client's position to all critical <br /> correspondence issues. <br /> 12.
