Client Responsibility: <br /> The Client is ultimately responsible for all items in this agreement and is responsible to pay <br /> for all costs associated with any and legal all counsel, soil borings, survey, land title, <br /> accountant, insurance any end source(s) of credit enhancement, and other costs associated <br /> with the project. The Project Management Group is not authorized to incur any expenses <br /> without the prior written approval of the Client. The Client acknowledges that such written <br /> approval could delay work on the project. <br /> The Client agrees to actively participate and be ultimately responsible for all development <br /> decisions. Because the Client's full commitment and involvement is critical to the success <br /> of the Project, the Client agrees to fully cooperate with the Project Management Group in <br /> the development process. <br /> The Client acknowledges that the Project Management Group is beginning work on the <br /> project when there has been prior planning decisions outside of design and construction that <br /> have not been defined. Where as typically, the Project Management Group has been <br /> involved in those early planning decisions. As a result, there may be issues that will not be <br /> known to the Project Management Group that could have a material effect to the project <br /> process, schedule or budget. And, as a result, the Project Management Group cannot be <br /> responsible for not addressing those unknown issues. <br /> The Project Management Group will make its best effort to bring all project issues (past and <br /> present)to the attention of the project team. <br /> Team Members' Responsibility: <br /> WAUContinuum's Project Management Group is the project coordinator for the project only. <br /> They are assuming no responsibility for other team members work, i.e. Accountant, Legal <br /> Counsel, Contractor, Architect, Surveyor, and the like. <br /> For example, the Accountant will prepare and complete the financial forecasts and will be <br /> solely responsible for determining the reasonableness and accuracy of the assumptions <br /> underlying the forecasts.
