One option could include a reduction in the square <br /> footage of one of the office buildings from 5,000 square feet to 4,000 square feet. <br /> Mayor McCarty stated rather than reducing the square footage,which also reduces the value of the property <br /> and ultimately the amount of tax dollars collected,he wondered if it would be possible to consider a reduction <br /> in parking spaces on an interim basis,until such time as increasing it is deemed necessary. By doing so,the <br /> city could maintain a higher market value of the property. <br /> Ms. Sheldon noted that the type of use for the office building would certainly dictate the parking required. <br /> She believes a parking variance could be requested at the time of development to adjust the parking spaces. <br /> One option would be to leave the square footage of the office building at 5,000 and note that the parking <br /> requirements would be determined at the time of development. <br /> Mayor McCarty suggested that the square footage on the Parcel 3 office building be changed back to 5,000 <br /> square feet so that the city can maintain the option until the parking issue has been resolved. <br /> Ms. Sheldon noted that the applicant has also requested that the restaurant site also include offices as a use, <br /> which has been included. <br /> Mr.Mike Black of Royal Oaks Realty provided the City Council and staff with a packet of information, <br /> 1111 including an illustration showing the existing parcels and the proposed buildings on the site. He stated he <br /> thinks their development will improve the image of the city and requests the council's consideration of the <br /> general concept plan of their proposed development. <br /> Council member Trude asked why they feel it is necessary to put a gas station,fast foot restaurant,convenience <br /> store,etc.together. <br /> Mr.Black stated this is where the market is driving them. It basically is geared toward one-stop shopping. <br /> MOTION/SECOND: McCarty/Quick to approve Resolution No.5127, A Resolution Approving a General <br /> Concept Plan to Allow Development of Commercial and Residential Uses at 2704-2740 Highway 10 and 7801 <br /> Silver Lake Road AS AMENDED. <br /> VOTE: 5 ayes 0 nays Motion Carried <br /> Ms. Sheldon noted that she had distributed a revised version of Ordinance No.599,which contained the same <br /> language but dropped all of the findings.
