The dimensions of this <br /> garage will be 39.5 feet by 32 feet with access for two vehicles. The garage as proposed would <br /> take up less than 2 percent of the area of the lot. Most of the homes in this area are on large lots <br /> (1+ acres), although the lot adjoining to the south has been subdivided into three smaller parcels. <br /> The garage will replace a smaller out-building on the property. <br /> • The applicant converted a small attached garage into living space in 1994, leaving the property <br /> without a garage. Presently there are two driveways on the site, one improved to the old garage <br /> and the other unimproved that goes to the rear of the property on the north side of the house. <br /> City Code, in Section 1121.09 Subd. 5e, states that only one curb-cut shall be allowed per single- <br /> family property. Whether the southern driveway should be removed was discussed at the <br /> Planning Commission meeting. The applicant agreed to remove a section of this driveway so it no <br /> longer provides access to the street, but asked that the remainder be left for now. He has a <br /> basketball hoop alongside of the southern driveway and wants to use it as a playing surface. His <br /> eventual plan is to remove it altogether. Staff has measured the driveway in the field and <br /> recommends that a 20 foot section be removed. <br /> The property at 7150 Knollwood Drive is in the R-1 District. This district allows the construction <br /> of an oversized garage with approval of a conditional use permit, provided that: <br /> a. The accessory building must conform with Section 1103.06 and Subdivision 1106.03(1) of <br /> this title. <br /> b. The combined square footage of all accessory buildings on one lot cannot exceed 1,264 <br /> square feet. <br /> c. If the garage square footage is greater than 1,000 square feet, no other accessory storage <br /> building is allowed. <br /> d. The building shall be designed and maintained to provide a uniform appearance with the <br /> dwelling unit. <br /> • e. The width of the building cannot exceed 35 feet nor allow for more than three vehicle <br /> access. <br />
