• RESOLUTION NO. 5137 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR AN OVERSIZED <br /> GARAGE AT 7150 KNOLLWOOD DRIVE; PLANNING CASE NO. 480-97 <br /> WHEREAS, Kenneth Newcombe has applied for a conditional use permit to construct a <br /> 1,264 square-foot garage on his property located at 7150 Knollwood Drive, zoned R-1, Single <br /> Family Residential, legally described as followed: <br /> LOT 22, KNOLL WOOD PARK, RAMSEY COUNTY <br /> WHEREAS, The Mounds View Zoning Code allows, with a conditional use permit, up to <br /> 1,264 square feet of garage/accessory building on one lot; and <br /> WHEREAS, the City Council has reviewed the following documents regarding this <br /> proposal: <br /> • a. Planning Application <br /> b. Zoning Map <br /> c. Site Plan <br /> d. Building Plan <br /> e. Photo Documentation <br /> WHEREAS, the City Council makes the following findings that the dimensional <br /> requirements in the Zoning Code have been met: <br /> Required Provided Met/Not Met <br /> Garage Setbacks (Front) 110 feet 150 feet Met <br /> (Side) 5 feet 8 feet Met <br /> (Rear) 5 feet 410 feet Met <br /> Percent of Rear Yard <25% 2.5% Met <br /> Garage Width s 35 feet 32 feet Met <br /> Area of all Accessory Buildings: s 1,264 Sq. ft. 1,264 Sq. ft. Met <br /> WHEREAS, the City Council makes the following findings that possible adverse effects <br /> have been considered in its recommendation, as required by Section 1125.01 Subd. i.e.: <br /> 1. Relationship with the Comprehensive Plan. <br /> • The Comprehensive Plan encourages the development and maintenance of residential areas <br /> so as to improve the quality, appearance and attractiveness of housing units and residential <br />
