The dimensions of this garage <br /> will be 36 feet by 32 feet with access for three.vehicles. The garage as proposed would take up <br /> 7.1 percent of the area of the lot, not including that part of the lot that extends through the road <br /> and into Spring Lake. The garage would take up 16.6 percent of the rear yard. Most of the <br /> homes in the area are on lots having greater usable lot area than the subject property. The garage <br /> will replace a small shed in the rear yard. <br /> A two-car attached garage is currently being converted into living space leaving the property <br /> owners without a garage. Included with this report is a site plan showing the proposed location for <br /> the garage. <br /> The property at 7765 Spring Lake Road is in the R-1 District. This district allows the construction <br /> of an oversized garage with approval of a conditional use permit, provided that: <br /> a. The accessory building must conform with Section 1103.06 and Subdivision 1106.03(1) of <br /> this title. <br /> b. The combined square footage of all accessory buildings on one lot cannot exceed 1,264 <br /> square feet. <br /> c. If the garage square footage is greater than 1,000 square feet, no other accessory storage <br /> building is allowed. <br /> d. The building shall be designed and maintained to provide a uniform appearance with the <br /> dwelling unit. <br /> e. The width of the building cannot exceed 35 feet nor allow for more than three vehicle <br /> access. <br /> f. Should the use for which the permit was granted be changed, the permit shall be subject to <br /> reconsideration, revocation or other action regulated by Section 1125.01 of this Title. <br /> • Findings related to thesecriteria are stated in the attached resolution. The criteria have been met. <br />
