Resolution 5147 <br /> Karlen Minor Subdivision of 7720/7730 Silver Lake Road <br /> August 11, 1997 <br /> Page 2 <br /> Analysis: <br /> The minimum square footage for total lot area required by the Code is 12,500 feet. Even though <br /> this twinhome was built before the current regulations covering zero lot-line developments were <br /> implemented, the property exceeds the minimum lot area requirement with 15,690 total square <br /> feet for both parcels. The applicants have provided a Certificate of Survey for the subject <br /> property located at 7720 and 7730 Silver Lake Road. This survey shows the proposed property <br /> lines and easements and the legal descriptions for both parcels and easements. There would be no <br /> physical changes associated with this minor subdivision, other than allowing for either side to be <br /> purchased as an owner-occupied unit. As a condition of approval by the Planning Commission, <br /> the common wall dividing the two units was to be inspected by the Rick Jarson, the City's <br /> building inspector, to verify that it is in conformance with the applicable fire and building codes. <br /> This was accomplished on August 7, 1997, at which time the Mr. Jarson indicated the wall did <br /> meet these standards. <br /> The applicants have executed a document dedicating to the City a perpetual drainage and utility <br /> easement over and across the east and west ten feet of the property. <br /> • <br /> Staff Recommendation: <br /> Adopt attached Resolution 5147 approving the minor subdivision of 7720 - <br /> PP g 7730 Silver Lake <br /> Road for Glenn and Ursula Karlen of 7720/7730 Silver Lake Road, with stipulations. <br /> � I <br /> James Ericson, Planning Associate , <br /> cc: Glenn and Ursula Karlen <br /> N:\DATA\GROUPS\COMDEV\DEVCASES\490-971KARLENCC.RPT <br /> • <br />
