Because the <br /> plat was not filed with Ramsey County within the time frame allowed, it needs to be reviewed again <br /> reapproved by the City Council. <br /> • The Planning Commission at its meeting on October 15, 1997, approved Resolution No. 531-97, a <br /> resolution recommending approval of the MOUNDS VIEW BUSINESS PARK EAST SECOND ADDITION <br /> final plat. This resolution has been attached for your reference. <br /> Summary: <br /> The Building N project site consists of approximately 6.89 acres of vacant land with approximately <br /> 1,100 feet of frontage on Program Avenue. The site is bordered by the Clinch-On Products <br /> building to the north, Program Avenue and Interstate 35W to the east, R. J. Riches Restaurant and <br /> a car wash to the south, and McDonalds Restaurant, Mounds View Inn and the C. G. Hill building <br /> to the west. The Building N site consists of four separate legal parcels which are proposed to be <br /> joined together to form one new parcel. The parcels are all zoned PUD as a result of a 1994 <br /> rezoning adopted for this development. The size of the proposed building to be constructed on this <br /> site is planned to be 102,950 square feet. 162 parking spaces are to be provided, at a straight ratio <br /> of 1 space per 635 square feet of floor area. <br /> Analysis: <br /> According to Section 1202.01, Subdivision 1 of the City Code, full platting is required for all major <br /> subdivision requests. The applicant, Everest Group, Ltd., is requesting approval of a the final plat <br /> for the proposed Mounds View Business Park East Second Addition. Review of this plat is <br /> required by the City Engineer, the Director of Public Works, the City Attorney, Rice Creek <br /> illWatershed District, and Ramsey County. The plat, dated 9/8/97, bears the necessary data for both <br /> preliminary and final plats, as specified in the City Code. <br />
