STAFF REPORT
PAGE TWO
OCTOBER 24, 1994
3) The storm water management plan for the proposed Plat shall be approved by
the Minnesota Department of Transportation (MnDOT).
MnDOT has informed the Developer that they would like the City to complete its
review of the project prior to them formally responding.
4) Installation of watermain to service the properties included in the Plat shall be
made per direction of the City Consulting Engineer and the Director of Public
Works.
Mike Ulrich, Director of Public Works and Steve Campbell of SEH met earlier this
week to discuss the size and location of water and sanitary service to the proposed
project site. Their discussions focused on two (2) main areas: 1) the impacts of having
a dead-end watermain servicing the development and, 2) provision for the anticipated
development of the property immediately North of the current project site.
Based on their discussions, it was decided that although "looping" of watermains is
preferred, a dead-end main serving this project would not cause significant problems
because of the relatively short length of the main and the fact that a number of services
will be drawing from the main. If the City would need to flush the main for any reason,
Mike anticipates the cost would be less than $100. Also, Steve suggested that the
Developer stub-in and plug a portion of water line leading North off of the proposed Cul-
de-sac so that connection to the Ardan Avenue watermain can be made in the future.
Mike also discussed the location and size of the proposed sanitary sewer servicing the
project and was satisfied that the line will be adequate for the current development.
Also, connection to the Ardan Avenue system will be available should additional
development occur North of the current project site. Steve concurred with Mike's opinion
on each of these items. It should be noted that since the new water treatment facility has
become operational, discoloration of City water has been virtually eliminated.
5) The applicant shall satisfactorily resolve any additional issues which arise during
consultation with the City Consulting Engineer and Staff.
No additional items requiring City Council action were discovered during the
review.
