These include architectural <br /> appearance, signage, lighting, grading, storm water control, <br /> parking, setback and business use. The submitted application <br /> proposes a 31,200 square foot facility on approximately 2 .87 acres <br /> of property known as Lot 3, Block 1, North Star Industrial Park 2nd <br /> Addition. <br /> Staff completed a review of the proposed project and found the <br /> submittal to be in general conformance with the Municipal Code. At <br /> the time of review at the Planning Commission level, three (3) main <br /> issues remained to be resolved. The first involved landscaping on <br /> the project site to ensure an aesthetically pleasing appearance. <br /> Staff and the Planning Commission shared the opinion that due to <br /> the traffic circulation pattern proposed on the site (that being <br /> truck traffic and loading docks along the southern/golf course <br /> exposure of the property) it was imperative that sufficient natural <br /> screening be provided to minimize the visual impact of the project <br /> on those patrons of the golf course and, in particular, the driving <br /> range. Staff asked City Forester Rick Wriskey to work with the <br /> applicant in order to develop a landscape plan that would address <br /> the screening concerns. After a meeting and field visit, the <br /> Forester forwarded his comments to the applicant for incorporation <br /> into the master landscape plan. The plan being presented Monday <br /> Evening includes the Forester's suggestions . <br /> The second issue of major concern involves the number of parking <br /> spaces proposed for the facility. The Mounds View Municipal Code <br /> requires that for a project of this type the following parking <br /> requirements are applicable: <br /> 8 spaces plus: 1 space/175 sq ft Office area <br /> . ]. . space/500 sq ft Manufacturing area <br /> 1 'pace/500 sq ft Warehouse area <br /> Paul Harrington, Community Dev lopment Director <br />
