STAFF REPORT <br /> PAGE TWO <br /> The applicant currently shows 80 parking spaces on the property for <br /> utilization by tenants of the proposed facility. Based on the <br /> aforementioned City formula and, according to the original <br /> Office/Manufacturing/Warehouse floor areas provided by the <br /> applicant, Staff had calculated the parking needs for the project <br /> at 104. Since submittal of the original plan, the applicant has <br /> been adjusting the designated floor areas in an attempt to reach <br /> the required stall numbers. Additional information on this item <br /> will be provided by the applicant on Monday Evening. <br /> The last outstanding development issue centers on the storm water <br /> runoff generated by the proposed project and the as - . ' . - • •• • <br /> required to adequately address that runoff volume. The applicant <br /> has submitted runoff calculations for the project site as well as <br /> an overall drainage plan for the entire area (this would include <br /> Lots 1 & 2 as well as Outlot A of North Star Industrial Park 2nd <br /> Addition) . The master drainage plan was provided at the suggestion <br /> of City Consulting Engineer Rocky Keehn who felt that future <br /> development of the remaining available lots in the project area <br /> would be so closely tied to the current proposal (at least <br /> drainage-wise) that provision for that eventuality should be made. <br /> Rocky's initial comments are included in an attached memorandum and <br /> he will be available Monday evening for further questions . <br /> The project is in its final stages of review at the Planning <br /> Commission level and a recommendation from that body is anticipated <br /> at their August 16, 1995 meeting. <br /> I have included all materials received as a part of this <br /> application for your review and consideration. I have done my best <br /> to put documents in chronological order so that they are easier to <br /> follow. The materials include applicant submittals as well as City <br /> Staff memorandums and letters. <br /> If you have any questions, please do not hesitate to give me a <br /> call. <br />
